Unbelievably, a gravel parking lot sits at the prestigious corner of Fifth Avenue and Central Park North (110th Street). The empty lot is owned by La Hermosa Christian Church who has a 3-story sanctuary next door at 3-5 West 110th Street. The lot’s days may be numbered however with the publication of the rendering above by Jersey-based MV Architecture

The rendering shows a roughly 30-story tower that seems to have lost its way from Dallas circa 1986. Glass volumes are slightly rotated from one another and they sit on an opaque base which we are presuming will be a new sanctuary space.

The circular intersection is also known as Dulke Ellington Circle and features a statue of the jazz musician with his grand piano at its center. Whatever rises from the lot will have remarkable views down Fifth Avenue and over Central Park. The site is near One Museum Mile and 111 Central Park North which have both held the record for the most expensive condo sold in Harlem.

This would be a nice "framing" of the NE corner of Central Park.

Central Park North really should be upzoned for larger towers. It's time.

Rezoning Proposals Reveal 33-Story Tower Coming To 5 West 110th Street, In Central Harlem

Details within a dense environmental assessment statement prepared for the Department of City Planning reveal the very first renderings of the building, which would require several zoning amendments and waivers before breaking ground.

The requested zoning amendments include modification of structural height and setback regulations, a waiver for all required parking components, and modified zoning text to designate a Mandatory Inclusionary Housing (MIH) area.

The proposed building is designed by FX Collaborative and could eventually top off 410 feet above ground. Residential floor area would measure 194,182 square feet with 160 total units. Exactly 48 of those units would be designated permanently affordable apartments for households at or below 80 percent area median income. La Hermosa Christian Church would also occupy 37,647 square feet within the building.

If approved, construction would last approximately 22 months. Documents list the anticipated date of completion as 2022.

Harlem church’s rezoning proposal includes new tower and music school, but still no developer.

A Harlem church looking to rezone part of Central Park North revealed plans this week to incorporate a music school and cultural center to its proposal for a 33-story residential tower. During a City Planning Commission hearing on Wednesday, La Hermosa Christian Church and FXCollaborative presented their design for the apartment building and the three-story community facility space. Congregants and church officials say the building at 5 West 110th Street is deteriorating, with many of its spaces unusable and inaccessible. “The project that we’re proposing means the survival of our church,” La Hermosa Pastor Dan Feliciano told the commissioners.

In May, the church, considered the oldest Latino church on the East Coast, filed an application with the city to rezone the area to make way for a new 410-foot-tall mixed-use tower with 160 residential units, with about 50 of them affordable. If the city approves the plan, the existing three-story church would be demolished.

Designed by FXCollaborative, the building would include about 38,000 square feet for a community facility run by the church. According to La Hermosa, proceeds from the residential building could be used to create a new house of worship, a music and art school for neighborhood kids, and flexible event spaces.

“From our origins having grown from a settlement house music program on East 105th Street to one of the world’s leading music conservatories, we have always stayed true to our roots and hewed to a firm belief in the importance of access to music education,” James Gandre, the president of the MSM, said in a press release. “We couldn’t be prouder to continue this work with La Hermosa, a historic and newly invigorated Harlem institution.”

There is no developer on the project as of yet, which concerned some of the CPC commissioners. Dan Kaplan, a senior partner at FXCollaborative, said once a developer is selected, they will most likely build both the apartment tower and the community space with the church because the design is so integrated.

Manhattan Community Board 10 voted against the application in June because the project lacked a developer. “Voting for this project is akin to writing a blank check; there are still too many unknowns,” a member of the board said.

This looks pretty good. Nice addition to Central Park North, which is finally developing a skyline.

Very nice project, and it's time the great view of Central Park won't just be for oligarchs who may not live there most of the year. More human in scale and better on a community scale as well.

Renderings Revealed for 3–5 Central Park North in Harlem, Manhattan

New renderings have been revealed for 3–5 Central Park North, a proposed residential tower in Harlem, Manhattan. Designed by MVMK, the structure is slated to yield 110 units, a church with ancillary offices and school, commercial space, and 40 parking spots. The property is alternately addressed as 5 West 110th Street and located adjacent to La Hermosa Church on Duke Ellington Circle, by the corner of Fifth Avenue and West 110th Street.

The exterior renderings show a distinctive massing composed of three interlocking, offset rectangular volumes. The bottom edge of each stacked volume features a downward-sloping geometry, furthering its impression of asymmetry. The façade will be composed of a reflective glass curtain wall with a grid of black mullions.

It’s unclear how many stories tall 3–5 Central Park North will stand, although it appears slightly shorter than the 35-story Heritage Plaza towers in the following rendering from Central Park.

3–5 Central Park North is still in the design phase, and a proposed construction timeline has yet to be announced.

There were additional renderings.

Its still in the design phase. One of those projects sidelined due to Covid but like many prior to 2020, coming back to life!

The 'additional' renderings date back to at least 2019. They could've been on the architect's website when this was first posted. Also nothing in the article actually indicates any progress on this one.
