I think there's something to be said for considering the overall mass of the skyline when designing building like this. Just like the supertall built next to the Manhattan Bridge, this tower design enters 'sore thumb' territory.

Paris took note after Tour Montparnasse marred the skyline by legislating sightlines and building cadences of height that actually look nice.

Letting the city get jankier to the eye simply because the free market wills it doesn't make long term sense.

There is no supertall next to the Manhattan Bridge and that area is thankfully zoned for even taller towers, which are coming.

And no, there's no reasonable argument for letting UWS NIMBYs, who already downzoned or landmarked 95% of the neighborhood, stop all highrise development on the remaining 5%. The UWS now has a declining population bc the NIMBYs killed almost all new housing potential.

NYC needs to do the exact opposite and force all neighborhoods to build their fair share of new housing. The entire UWS along Broadway should be massively upzoned and all NYCHA sites should be demolished and built at 5x the density.

And Manhattan is nothing like Central Paris, which was long-established when the UWS was a forest.

Extell has never been flashy about its dealmaking. Projects tend to simmer quietly, assemblages can stretch on for years and filings often appear only after the hard parts are settled. But over the past several months, Barnett has been unusually visible, moving multiple big bets forward at once.

The clearest example came at 655 Madison Avenue. Extell closed on a $1.13 billion construction financing package for the proposed 74-story residential tower, the largest construction loan in New York City this year. JP Morgan provided the senior mortgage, Tyko Capital delivered the mezz and the deal was done without brokers. It followed a July rezoning push that doubled the project’s height and turned what began as a more modest plan into a 1,162-foot tower with luxury residences, office and retail. A Chanel-controlled retail condo is also in play, reportedly priced in the mid-$400 millions.

The financing capped months of groundwork that included land buys along East 60th Street, air-rights transfers and subway improvement negotiations. Barnett used a similar playbook a few blocks west at the former Wellington Hotel site, where Extell is now pursuing a 71-story mixed-use tower after initially filing for a far smaller hotel.

At the same time, Extell’s long-running Upper West Side saga is turning a corner. Closings at 50 West 66th Street have accelerated, including a recent $46.75 million sale for a nearly 7,000-square-foot combination unit. The building is now more than 70 percent sold, a meaningful milestone for a project that spent years tied up in opposition and litigation.

Just across the street, Barnett is laying the groundwork for what could be his most controversial project yet, a 1,200-foot supertall at the former Disney campus. Over the past year, Extell has filed plans in stages, including smaller residential buildings with affordable housing and demolition permits, while Barnett has shown up to community board meetings to pitch trading height for peace. That effort is now backed by capital. In September, Extell disclosed a $1.2 billion preferred equity infusion from a hedge fund covering nine projects, including the Disney campus, the Wellington site and 655 Madison.

Elsewhere in Midtown, Extell’s Fifth Avenue assemblage is finally snapping into place. After paying what Barnett called a “stupid price” to secure the final parcel at 576 Fifth Avenue, the developer is nearing a roughly 700,000-square-foot lease with Simpson Thacher & Bartlett at 570 Fifth, one of the largest office deals of the year. Anchored by Ikea’s first Manhattan flagship, the project marks a shift from Extell’s earlier supertall vision to a more tenant-driven office play.

For Barnett and Extell, 2025 brought a steady drumbeat of financings, filings, closings and strategic positioning across asset classes. He’s still playing the long game, just with more pieces moving on the board at the same time than we’re used to seeing.

NYC always has such grand, well-designed projects. It's just a shame that finding what these projects look like requires so much scrolling through countless pages and posts. I thought the first post of any new project is supposed to include renderings and other basic information? Every once in a while I get curious about NYC but end up frustrated, unable to find renderings. End rant but it's very annoying.

From Monday, January 5, to Sunday, January 18, the scope of work includes demolition of the existing buildings located at 147 Columbus Avenue, 149 Columbus Avenue, 77 West 66th Street, and 47 West 66th Street. Hauling and trucking will take place, as needed, to facilitate the removal of building elements on West 66th and 67th Street. Pedestrian, bicycle, and vehicular routes will remain open around the construction site, per approvals from the NYC Department of Transportation. Flagmen will be deployed to construction trucking entry and exit locations.

The work hours will be 7:00am to 6:00pm, from Monday to Friday. Work hours for Saturday, if needed, would be 9:00am to 5:00pm and be limited to carting, interior work, and hoist installation.

Looking forward to seeing this supertall (and others) join 50 W. 66th Street and frame the Central Park skyline. NIMBYs use their opposition to tall skyscrapers around the park for this exact same reason, but I've always felt it was the skyscrapers that surround the park that add to the ambience....

If it seems like a medieval castle just appeared out of thin air on West 66th Street, it’s because it has… kind of.

The First Battery Armory, with its imposing brick and granite facade, has been stationed at 56 West 66th Street, between Columbus Avenue and Central Park West, for more than a century. But at just three stories tall, it has long been surrounded by taller modern buildings, making it impossible to view from a distance – at least until recently.

Now, if you’re on Columbus Avenue looking southeast, the armory’s distinctive turrets can be seen from 350 feet away (according to a Google Maps measurement). This unique view has opened up, for the first time in decades, because of the demolition of 147 Columbus Avenue, a 10-story building that was part of the ABC network’s UWS campus.

Extell Development, which now owns the area, intends to build luxury residential apartment buildings on the former ABC site, but it has not made public its plans for this particular lot.
Based on the current zoning regulations, there are no height limits for the site.
