260 MacLaren St | 23m | 6f | Proposed

New application for a six story building at 260 MacLaren St. The site looks to be a parking lot now. I would hope for a more height, but better than surface parking.

Yes, currently an Indigo Parking lot. Never see it more than half full..

260 MacLaren St | 23m | 7f | Proposed

Claridge Homes is proposing to develop the subject property at 260 MacLaren Street with a 7-storey mid-rise, residential, apartment building. A total of 46 dwelling units is proposed including studio and two-bedroom units which range from a size from approximately 35 m2 to 71 m2.

Vehicle parking is proposed at-grade to the rear of the building, accessed via a driveway on the northeast corner from MacLaren Street. A total of 13 resident parking (including one accessible space) and 2 visitor spaces are proposed. A total of 23 outdoor bicycle spaces are proposed.

The development includes 383 m2 of amenity space, including outdoor communal space on the 2nd floor terrace.

When was the last time Claridge built a 7fl building?

Seems odd for them. Surely they could get more height out of this? 13 resident parking spaces at grade seems less than ideal.

Refreshing to see a parking lot being redeveloped instead of replacing existing housing.

Certainly small scale for Claridge, but an easy win being a quick, small scale project within zoning.

My initial thought was.. geez does Claridge need a quick cash infusion? A quick easy build that gets run through approval and shovels in the ground asap.

It's like asking one customer for a material deposit to finance another job. Certainly no contractor would ever do such a thing.

That's seems to be one theory I've seen running around.
