Off a bit on the first, he designed the first iteration of Pacific Centre (Eatons) mall that started construction in 1971 (designed 1968), 50 years ago now.

The bigger question is will this be the first of many dormant projects to come forward?
The rezoning on the former Chevron site is a contender to proceed sooner than the twin towers in this thread, as it's a more modest building than many of the others (only 127 units). It'll still have to get a Development Permit though. There are at least five other towers in the West End that stalled in marketing, and could start at any time they can get enough sales to keep the lenders happy. Prima Properties could build their Burrard & Davie tower without selling anything, if they follow their earlier practice (Laguna on West Georgia), of building first and then selling. Risky, but if they have deep enough pockets, a different approach.

Only 127 unit...per tower, I assume? That is not a lot, only 3-4 per floor. Would both towers get built at the same time?

Woops that's my bad! I just double-checked the street address, and noticed that the proposal going to council for referral is actually the former Chevron site next door. The confusion is because while originally it was just the 1698 W Georgia property in that rezoning, a small piece of the 1616 W Georgia site is also apparently now included with it.

That’s now 3 dog parks on this block lol. I guess it’s a nice cheap way to get tax breaks before development starts?

no, it is whoever created said loophole, and has left it there well knowing it exists and they use it. at this point, it is purposefully done and is not really a loophole.

No, just that it is disgusting that developer-loving politicians are starving municipalities of funding for these useless “parks’. They should be abolished as they just encourage landbanking.

Their assessment has gone from $55.4 million in 2022 to $31.4 million in 2026. (1608 W Georgia)

1616 from $117 million to $66 million
1670 from $4.1 million to $2.6 million
