4-story apartment building added to plans for Ann Arbor riverfront development

A four-story apartment building has been added to plans for the Broadway Park West development along the Huron River in Ann Arbor.

The city’s Planning Commission voted 8-0 Tuesday night, Aug. 19, to approve the additional 22-unit building with 973-square-feet of ground-floor commercial space, within the same footprint as an originally planned one-story commercial building.

Ann Arbor may fetch up to $17.5M for old Kline’s lot, making way for 2 high-rises

Two residential towers with ground-floor retail, each rising 180 feet tall, could be in store for the old Kline’s lot along Ashley Street in downtown Ann Arbor.

That’s City Administrator Milton Dohoney’s recommendation to City Council for the city-owned property where city officials have been considering competing bids from developers.

Ann Arbor council to decide $300M deal to invest in Arbor South development

Ann Arbor leaders have a big decision to make when they meet this week: whether to put hundreds of millions of dollars in tax revenue into a development described as “a second downtown on the city’s south side.” After months of negotiations between the city and the development team, a public-private development agreement for the proposed Arbor South project at State Street and Eisenhower Parkway is on City Council’s agenda Thursday, Nov. 6.

Also up for approval is a brownfield plan outlining how $300 million or more in new property tax revenue expected to be generated by the development would be captured and used for reimbursement of project costs such as new public parking decks and other infrastructure.

Developers seek another AI data center on land owned by Toyota south of Ann Arbor

A real estate brokerage is eyeing more than 400 acres in a rural community south of Ann Arbor to potentially develop a “hyperscale” data center to power artificial intelligence and other computing technologies.

Toyota has put about 412 acres up for sale across from its Toyota Motor North American R&D Headquarters at 8777 S. Platt Road in York Township, east of Saline and north of Milan. St. Louis-based real estate firm Sansone Group is considering purchasing the land for a potential data center project. While the firm has not submitted any official proposal to York Township, they have discussed a possible project with township officials and planners, according to township meeting minutes.

Edit: deleted my original rant about tearing down buildings vs repurposing the parking lot for the development across from Delonis. After looking more closely and the renderings they are keeping the historic brick factory facade, so at least that's not lost.

18-story high-rise dubbed The Metropolitan about to start construction in Ann Arbor

Another high-rise apartment development is about to break ground in Ann Arbor, just steps away from the University of Michigan campus.

Georgia-based Landmark Properties, which recently completed the 19-story Legacy high-rise behind the Michigan Theater, has announced construction will begin imminently on The Metropolitan at 1208 South University Ave.

The newly named building is expected to rise 18 stories tall, replacing the Galleria Mall, where Pinball Pete’s and other tenants have been forced to move out.

Hundreds of new apartments proposed next to Trader Joe’s in Ann Arbor

A six-story development is proposed to bring hundreds of new high-end apartments next to the Trader Joe’s shopping complex in Ann Arbor. Farmington Hills-based developer Beztak, working with Chicago-based Myefski Architects, has submitted plans to the city to redevelop the former University Inn property at 2424 E. Stadium Blvd. near the Stadium/Washtenaw split.

The 1950s-era motel previously known as the Lamp Post Inn, along with a few other commercial buildings around it and the Journey of Faith Christian Church, already have been demolished to make way for the project spanning several acres along Stadium Boulevard down to Manchester Road.

12-story affordable housing high-rise proposed on Liberty Street in Ann Arbor

Ann Arbor plans to issue $35M in bonds for high-rise project

Ann Arbor is planning to issue $35 million in bonds to help finance a 20-story affordable housing high-rise development downtown.

City Council voted unanimously without discussion at its Jan. 20 meeting to issue a notice of intent, giving a heads up to city voters and taxpayers the city plans to issue general obligation bonds for the project at 350 S. Fifth Ave. without going to voters. But as voters have a right to petition for a referendum on the question, the bonds will not be issued until 45 days after publication of the notice and until final approval under a separate council resolution, Chief Financial Officer Marti Praschan said.

Plans call for 330 apartments for low- and moderate-income households in a mixed-use building along William Street between Fourth and Fifth avenues — the site of Ann Arbor’s old YMCA next to the Blake Transit Center, now a parking lot.

Tax-capture deal for Ann Arbor development gets council’s 8-2 OK

After months of debate and delays, City Council voted 8-2 Monday night, Feb. 2, to approve a brownfield plan for the large project at State Street and Eisenhower Parkway.

The plan identifies over $329 million in projected tax revenue that could be generated by the mixed-use residential and commercial development over 30 years, through 2057, and captured to be used as reimbursement for development costs.

5-story mixed-use development planned on Washtenaw Avenue in Ann Arbor

Business partners James Housler and Scott Kovanda are underway with plans to open Frontier Club in rural Lodi Township southwest of Ann Arbor and they’ve tapped renowned golf architect Gil Hanse — the figure behind a Major-level renovation of Oakland Hills Country Club and scores of other new and renovated golf courses — to ready the vacant land for play by summer 2028.While numerous golf course renovations in the region have taken shape in recent years, few new golf courses have been built around Southeast Michigan in the last decade or more.

Membership documents obtained by Crain’s show the proposed club would be geared toward an exclusive, national membership — at least initially limited to 50 members — that would largely fly into either Detroit Metro Airport about 30 miles away or a handful of closer, private airports with final destination transportation part of the club amenities. On-site lodging and dining are planned.

After split vote, what’s next for 7-story redevelopment of Ann Arbor apartment complex?

Two seven-story buildings with 342 apartments and a six-level parking garage at a total construction cost of about $68 million.

That was the proposal for redeveloping a portion of the Woodbury Gardens apartment complex that went before the Ann Arbor Planning Commission, prompting over two hours of discussion Jan. 21. In an 8-0 vote, commissioners rejected the site plan, saying it doesn’t meet building dimension requirements. In a separate 4-4 vote on the zoning for it, commissioners were split on broadly rezoning the 41-acre complex off East Stadium Boulevard and South Industrial Highway to TC1 transit-corridor zoning with height-limit conditions.
