I'm a bit surprised they are proposing a new right in/right out access lane onto Vaughan Harvey Blvd.

The two pads closest to Millennium Drive will presumably be A&W and Starbucks

There is a third unit there with a drive-thru lane. I wonder if this is another QSR {? Taco Bell) or, perhaps a bank with a drive-thru automatic teller (? Scotiabank or BMO)

Closest to Vaughan Harvey is Starbucks, they have seating outside of their stores. The one closest to Millennium is A&W. I’d say the other unit with the drive through will be a bank (my guess would be a relocation of Scotiabank from mountain road)

I’m a bit surprised there is not direct access from Beaverbrook Street. Also a missed opportunity to realign barker street into a proper T intersection with Elizabeth street.

Thanks Leroy321.

Those schematics confirm a lot of the informations that had been leaked over the last couple of weeks.

No Frills, A&W and Starbucks are all confirmed, as well as a bank with a drive-thru automatic teller.

Given the colour of the bank building, I imagine this will be BMO and not Scotiabank.

I think Dollar Tree is still up in the air, although it seems probable, and one of the CRUs does have a green facade.

I wonder if there are other confirmed tenants?

I'm a little disappointed. We already have a dozen Dollaramas in metro Moncton. Dollar Tree would have provided some variety (and would have been a draw in it's own right for this development).

But there is no Dollarama within eyeshot of that area, the next closest one is only 850m away......

That being said, I think the prospect of having a No Frills will be a big enough draw on its own to that area.

There is still a lot of land in Emmerson for potential retail/commercial development (all of PID 70549704).

I wonder if there are any future potential plans to increase the size and scope of this retail development? There is room on the other side of Intercolonial Way for big box stores if they wanted.

This could become a competitor for the Granite Centre. Granite has dropped the ball in many ways in terms of stimulating retail beyond Costco.

That'll be the nicest looking No Frills I've ever seen...

Usually they're reclaimed with only minimal updates from the skeletons of outdated Superstores, or stuffed into strip malls.

It's probably similar to the one on 2NC in Freddy that was built last year. That was brand new construction as well, in a complex similar to what's showing up here. (Freddy's has a NoFrills, BMO, Shoppers, Starbucks, Bousan, a clinic and a pet food store; most of the same elements if not identical elements to what's showing up here).

And yes, the NoFrills is quite nice; it's basically become my main grocery store now. The fact that its across the street from Walmart helps too.

Freddy got another NoFrills on the south side; taking over the old Bed Bath and Beyond space in Corbett Center. That one isn't as nice; it's very cramped and smaller and just strangely set up since it was squeezed into the existing layout with minimal changes it seemed.

Prices can vary of course, but it feels that they are usually similar to or a little cheaper than Superstore prices. Selection is a lot less, of course, but for my usual shopping it's enough for my basics. Walmart can sometimes undercut them, so shop around and know what you're getting.

I have just received intelligence that another national brand retailer is in final negotiations for a space in Emmerson Park.

News about Emmerson is coming fast and furious.

I can't help but marvel how well Emmerson is coming together, and so quickly too! It is obvious that the developer has put a lot of effort into pre-leasing this development and building a stable of respected national retailers that will pnly build confidence amongst other potential tenants. I can very easily see Emmerson expanding with a "phase two" at some point. It has a lot of positive - central location, right off of VHB (main western access route to the downtown), and a growing cluster of nearby apartment buildings with a couple thousand inhabitants.

Contrast this to the Granite Centre, where there seems to have been no strategy whatsoever. They land Costco, then build a few plazas and sit passively back while the plazas struggle to get generally mediocre tenancy. The Granite Centre could have become so much more than it is.

I was so sure this development was going to house a dollar tree, but I obviously stand corrected. I also thought it would have been a good opportunity for Scotiabank to get a more modern building with a drive though, however it looks like this will be a BMO.

There's still a huge amount of vacant land there. I wonder if we'll see residential buildings constructed at some point in the future?

There is another schematic in the PACS documentation for Emmerson Park, not previously posted.

This would appear to be for the CRU attached to the No Frills. From the styling, this is obviously not a generic unit, so there must be a specific tenant in mind. This CRU is 10,000 sq ft. A clue is that a drive-thru window was originally planned and then subsequently deleted.

I have been discussing this with Jeff Boucher from Retail Talk & Share. Given the drive thru window, this would seem most likely to be a restaurant, or a pharmacy. Shoppers could be an idea (especially since it is attached to a No Frills), but, there are already two other Shoppers in the immediate neighbourhood. I doubt that Loblaws would let a Lawtons be attached to a No Frills bannered store. The style does not seen right for PJC.

This may make a restaurant more likely. Does anyone have any thoughts?

The drive thru however could be a red herring. Perhaps it was planned for a pre-existing potential lessee that backed out, and a new tenant is taking over the space. This could open up possinilities for any type of retailer. 10,000 sq ft is a pretty large footprint. Any ideas out there???

Is that a screenshot of a PDF? If I had the file, I might be able to delete the white circles over the main entrance to see if there is a logo hidden there.
