I would also really prefer the HSR main stop to be here as well so maybe this helps in some way.

I'm really excited for this project. Would be really nice to see a little skyline around the train station instead of the station looking like the middle of nowhere currently

Looking forward to seeing some significant development pop up around Tremblay. No brainer location for density, just need some easier access over to the Walmart and Trainyards shopping centre

That study has been paused until HSR has been figured out. If we're getting confirmation of which station is chosen by the end of the year, and construction starts within 4 years, I imagine we can decide on the link to Train Yards within 2 years.

"My office will be hosting a construction update meeting with property management group Colonnade BridgePort via Microsoft Teams at 6p.m. on Tuesday, February 3rd. This meeting will inform Eastway Gardens residents and any other interested residents of upcoming construction impacts for 25 Pickering Place as they construct two high-rise buildings. Residents will also have the opportunity to ask additional questions about their neighbourhood during the Q&A period. A meeting link can be found on my website."

This is good. Would be nice if one of those buildings was a hotel.

Start of a slow process towards making the area somewhat urbanized after over a half century of having the station in a suburban wasteland.

How tall will the building be, and how many storeys?
There are two buildings proposed for Phase One of construction: 700 Bannermount Avenue will be 28 storeys and 720 Bannermount Avenue will be 14 storeys. Between the two buildings, there will be 2,770 square feet of new retail on the ground floors. Eventually there will be six buildings on the site.

How many units are proposed?
There will be 498 residential rental units between the two buildings.

Who will the vendors be in the retail portion of the building?
While vendors have not yet been selected, the interest Colonnade Bridgeport has received has largely been from personal service businesses, including yoga studios and coffee shops, which would complement and serve the surrounding neighbourhood well.

Will there be a park on the site?
Colonnade Bridgeport has dedicated 2300 square meters in their plan of subdivision for a park, which will be planned and designed by the City. At this time, there is no time frame, but when that work begins, the City will provide some options on EngageOttawa for residents to provide feedback.

Housing & Affordability

Will the development include affordable or non-market housing?
Colonnade Bridgeport is working with CMHC to include units that meet affordability criteria; however, it is too early at this time to know the details.

Is this rental or ownership housing? Who is the target demographic?
All the units will be rental units. Colonnade Bridgeport expects the units to be occupied by young professionals, students, and seniors.

What types of units will they be?
The units will range in size from a small studio apartment to three-bedroom apartments.

Transportation & Parking

How will this impact the traffic on Tremblay Road? Will the road be widened?
Bannermount Avenue, as well as the other lots that were created, underwent a plan of subdivision approval and a site plan approval, which were reviewed and then approved by the City of Ottawa. The roads have been confirmed to accommodate the traffic for the residents that are going to be in this space.

During construction, residents can expect the heaviest times, in terms of traffic, will be when they are doing a concrete pour and the trucks will be coming in a phase manner from different locations over the city, depending on what concrete plans are open. Colonnade Bridgeport has committed to keeping me and my office aware of when they are expecting a heavy traffic load on the site.

At this time, no redesign is planned for Tremblay Road as a result of this project. However, but going forward, it’s still to be determined what the end result of Tremblay Road will look like, depending on what the federal government does with the lands at the end.

How many parking spaces will be offered?
The development will include 255 underground parking stalls, representing approximately 0.5 parking spaces per residential unit. Transportation analysis for the area indicated that demand was expected to be lower, with approximately 0.3 to 0.4 parking spaces required per unit.

Limited on-street parking will also be available.

How close is the development to transit routes?
This development is 280 metres from the Tremblay LRT station. The area is also currently served by bus routes 18, 105, and 39.

Will this development finally give us the multi-use pathway connection between Terminal Avenue and the Tremblay LRT Station?
No. City Staff began an Environmental Assessment (EA) Study for a Multi-Use Connection between Terminal Avenue (Trainyards) and the Tremblay LRT Station, however the study was suspended in October 2024 due to VIA Rail’s plan to develop their site. Unfortunately, VIA Rail’s plans are not yet known, and it was determined to be impractical to continue with the study until more details are available. To provide an improved connection in the interim, the EA study has identified an opportunity to provide a new multi-use pathway along the east side of Riverside Drive to improve connectivity between Tremblay Road and Terminal Avenue.

Construction and Community Impacts

Will there be blasting when the parking garages are being excavated?
No, there will not be blasting. The native soil will be excavated and, once they reach bedrock, they will use a hoe ram to excavate the rock.

Will there be construction vehicles driving down or parking on my street?
No. The site has plenty of room for all the construction equipment and the workers’ vehicles. If you notice a worker or a construction truck parking or driving down the street, you can contact Colonnade Bridgeport or my office and it will be handled.

Why was the site noise area designation changed from Class 1 to Class 4?
During the planning phase, VIA Rail was concerned about the noise coming from their idling trains, as trains create a reverberating noise. To mitigate this, Colonnade Bridgeport will be constructing the two new buildings with thicker walls and having a channel inside of them to dampen the noise. A typical wall and window system has an STC rating of 26 to 32, but these buildings will be constructed with a 36 to 40 STC rating.

Will there be a shadow over my house once the high-rises are built?
As part of the development application process, a Sun Shadow Study was submitted to the City. You can view it here.

Will Avenue K Tires be leaving the area?
No. Colonnade Bridgeport does not own the land that Avenue K Tires is on.

Can the existing water, stormwater and wastewater infrastructure support this development?
Yes, the development has been fully reviewed and assessed that the work they are doing can be handled by the existing infrastructure and, where needed, any upgrades which are done by Colonnade) have been approved by the City.

The civil engineering team has conducted a detailed review of the area, including their land holdings and the adjacent neighbourhood. Both downstream and upstream for all services was studied and then submitted to the City.

Next Steps

What is the expected timeline for this project?
Mobilization: Week of January 26, 2026

Siteworks Commencement: Week of February 3, 2026

Excavation and Shoring Start: Week of February 17, 2026

Construction reaches grade: Estimated October 2026

First Occupancy: Estimated December 2027

Construction Completion: Estimated January 2029

The name “Junction” reflects the site’s transit-rich location, with VIA Rail’s main Ottawa station, OC Transpo’s Tremblay LRT stop and Highway 417 all nearby.

The future mixed-use residential development is being designed to meet LEED Silver sustainability standards, with a focus on energy efficiency and environmentally responsible building practices.

Since 2012, Colonnade BridgePort has concentrated on urban infill projects.

“We’re building where cities already work, where infrastructure already exists and where housing can genuinely enhance the fabric of vibrant communities around the City of Ottawa,” said Colonnade BridgePort CEO Hugh Gorman at the site yesterday. “And this is another example of that.”

Attendees included Ottawa city councillor Marty Carr (Alta Vista Ward) and Ottawa City Manager Wendy Stephanson, CPA, CMRP. And while a mid-winter sod-turning ceremony might sound chilly, guests stayed warm inside a heated, enclosed tent set up for the occasion by construction company Pomerleau.

Work on the 4.9-acre site is expected to begin Tuesday, with the first phase featuring two residential towers — Linq and Connex — with 498 units in total. The buildings will range from studios to three-bedroom suites and will include amenities for residents and the broader community, including a park.

Gorman was also joined by his senior vice president of development, Kelly Rhodenizer, and Fiera Real Estate’s senior managing director and fund manager, William Secnik. #CBP #junctioncentral #ottdevelopment

I'm way too excited for this project than I should be but I'm really excited to see density around our there. This area is so underutilize at the moment and yet its next to the O train next to via rail its connected by a MUP that get you right downtown... would be a perfect spot for a hotel too

We're starting to see more of that. Claridge surprisingly has some interesting lighting at Moon and Royale. Luxo has some decent lighting (and then the LED strip wall that looks terrible on the hotel). Even the PdV Marriott has some lighting along the top of the tower portion and coming from under the saucer.

The train station has been alone for far too long. Happy to finally see some movement. I agree, a hotel would be highly desirable in this location.
