Solar and battery technology continues to improve and drop in price. The fact that we are even talking about it being cost competitive over TCO here in Vancouver where we don't get a ton of sun, and our electricity prices are low, shows you how much the tech has improved.

Solar should be a no-brainer almost anywhere in Alberta, given their sunshine and price of electricity.

The lack of retail is criminal... I bet it'll be impossible to find a seat at the nearest cafe unless you go at 6:30AM

It's a bit surprising, but there's a bigger commercial component to the adjacent Onni Cambie Gardens project. There is some commercial space already on the Langara Gardens site, and the rezoning requires a minimum commercial space of over 20,000 sq ft to remain. As this is just a rezoning, it would presumably be possible for Concert / Pearson to provide more commercial space in development applications for future phases, if they think it would be viable.

Yeah it's something like an additional 3,000 people with no additional commercial like a grocery store.

Something on 54th would have been nice, compliment the existing retail, without the parking lot infront. Maybe in 40 years when they redevelop the existing towers

Also thought this was rezoned years ago - also find it funny Cambie Park will be in a tower shadow most of the year

Ugh it all looks the same. Ie the bus depot redevelopment and Jericho lands project etc

No retail is insane. For these master plan large scale sites, retail should be a base requirement. Any site planning on having over 1000 residents should have the ability to provide at least some services on site.

I think the Pearson site next door is supposed to have a grocery store.
Agreed that there should be streetfront retail along 57th - even extending the current retail to the street.

That's Onni's Cambie Gardens project which has 132,000 sq ft of retail and restaurant space (to be delivered over a number of phases). It's replacing the George Pearson Centre and Dogwood Lodge hospital buildings. (The new Dogwood Care Centre is already completed). Phase 1 buildings have small retail spaces. There's no grocery so far identified.

I was probably thinking of Parcel D for the supermarket (the post above is from 2019)
- but apparently the development application was withdrawn last year.

If they aren't getting money from the provincial government it seems like it would be a stretch to find any private financing on it.

Three city councillors from the ruling ABC Vancouver party raised questions Tuesday on whether a $476-million promise from the provincial government to fund a program to build 2,940 discounted homes will be fully realized.

The government’s Attainable Housing Initiative (AHI) is intended to provide affordable home ownership opportunities for middle-income home buyers as part of the Indigenous-led Heather Lands redevelopment.

Under the initiative, 2,940 strata leasehold homes would be built and sold for 60 per cent of the market value. Qualified purchasers would receive a low-interest, payment-free second mortgage for 40 per cent of the value of the home they purchase.

The 40 per cent discount means homeowners pay less for their homes and will have to put less money down on their mortgage with lower monthly payments, thereby making homeownership more accessible, according to the initiative.

While the government committed to the initiative in a recent letter to Vancouver city staff, councillors Peter Meiszner, Lisa Dominato and Sarah Kirby-Yung noted there is no evidence the full $476 million will be unlocked for the project.

They cited concerns over a future government scrapping the initiative, or the current government later citing financial restraint during what are currently difficult economic times in B.C.
