Smile NEW YORK | 484 Eighth Ave | 441 FT | 38 FLOORS

Lads,

The NE corner of 34th and 8th (all the way through 245 W 34th) consists of about eight, low-rise, dilapidated structures, which have been vacated by their vagabond tenants in recent months. Most recently, a crappy women's clothing store vacated 255 W 34th this week.

Vornado owns some of these structures outright, and LLCs, which I guarantee are controlled by Vornado, have acquired the other sites in the past few years.

I am certain that Vornado plans a residential or hotel (or both) at the site with a huge retail base.

This is the heinous site.

Its going to be good to see those low rises replaced. A terrible eyesore.

That whole area is ripe for development.

Yes sir sounds good. Maybe we can get Nikolai to join as well. I will pm you in the days to come. Trying to figure out a time. Weekends work best for me, but I'll try to find out my next off day on a weekday.

Right now they got me traveling all over Jersey to different remediation sites. Ugggh 287 I tell ya. Terrible highway.

475 units is a lot.

I assume that it will be between 600 and maybe 800 feet tall. Let’s hope that it’s not a lame glass box.

Looks like it will be the northeast tower, and not this site on the southeast corner. It's not "catty-corner" to Moynihan as they had said previously.

Thanks. I wonder if they will raze the empty glass box they built a few years ago.

I know that you don't want to hear this, NY Guy, but if a park is built on the site of the current MSG, the Duane Reade site's value will skyrocket. An office tower the size of 343 or 346 Madison, which overlooks a new park and is next door to a gorgeous new station, would be in very high demand. This rendering envisions it.

The same is true for that vile through-block garage on 31st Street. Once again, this rendering envisions it.

One of the local RE sites reports 775 units, not 475 units, but I'm gonna assume 475 units is correct, bc that's on the Vornado release.

And yeah, it's the NE corner of intersection.

It's not a matter of what I want to hear, its what will not happen. Firstly, it's not even a good location for a park. Secondly, those million sf of development rights will replace MSG (in the imaginary world that it moves).

Hopefully, Vornado can acquire the McD on 8th and the crappy building on the corner of 35th St.

On another topic, I wonder why Vornado often shows a tower on the east side of 7th between 33rd and 34th since they don't own everything there, and there won't be eminent domain for an office building. Also, it would be odd to build a new, very expensive office tower with no southern views and which would simply stare onto the hypothetical 15 Penn's elevator bank. Vornado's premier office tower in this area should be on the Gimbel's site.

How dare you. I sometimes stop into that McDonald’s, and I am no miscreant. But 8th Ave overall is the last bit of ungentrified Midtown. It’s like a slice of the 80’s in real time. You can, and probably will see anything. I’m ok with that. It’s part of being in the big city.

That being said, Vornado will most certainly add the McDs to its site for development. But not to worry, the White Castle up the block will remain.
