I have to say, looking at this pic, I'm a bit skeptical of the color gradation look. I'm not sure i like it.

Maybe its too soon to tell.

I hate to say it but I disagree. In the render, the first and darkest shade of red doesn’t start to transition until 5 floors up, and switches completely to the next shade by 9 floors up. So far they’ve begun switching to the lighter shade starting at the very first floor, and it’s completely gone by the 3rd floor up.

The deep dark red is the best in my opinion, so this is kind of a shame. If they don’t start stretching out the gradients, they’re going to reach the final colour very early.

There were never plans to put a supermarket at this location. The focus of the project is community/social.

I'm thinking the gradients go to different heights on each side. But yes, more red is more better.

Here is a another rendering from perkinswill showing a different angle, the shading extending much higher on another side of the building and variance between the two buildings. On some parts the deepest red only goes 3 floors, while in other areas its 6 or 7 floors. Looking at the left building there is very little of the lightest colour on one of the side at the top compared to other sides.

Good find! So the south side (page19) is going to be much paler than the north side (page 18) i did not realize that! I thought all 4 facade were going to be the same

So it looks like all of the bike parking is on the Mezzanine level (or level 2 in the plans). It's a strange way of doing it, having a mostly double height ground floor, with a partial second floor for near exclusively bike parking. At the same time, it's a fantastic way of doing it; cyclists don't have to go to the basement parking level, grab their bikes, and take them up. They can go to the second level where other residents would only use to get or store their bikes, and have an elevator designed to take your bike down. It's a very thoughtful way of doing it.





Daycare is on the third level with generous outdoor space.



The penthouse and angled feature adds the equivalent of about 3 floors to the building.

Impossible to say. The rendered elevations point to M-05 for both the blue and the lightest red, and M-05 doesn't even exist on the Exterior Finish Schedule.

My best guess is that it wasn't decided during the submission and it will be a mystery until the first panel goes up.
