There's a tasty malatang restaurant at the bottom left of that parking lot. Would recommend.

Other than Richmond's raising of dikes, is this the first major climate/sea level rise project in MetroVancouver?

The Steveston Island Dike project is part of the Richmond Flood Protection Program. The project will create a new dike that will protect the city, including the historic and bustling Steveston waterfront and harbour, from future flooding.

Why?
Climate change is driving significant changes that Richmond is preparing for. This includes at least 1 metre (3 feet) of sea level rise, along with more frequent and intense storms, rainfall and river flooding over the next 80 years.

Richmond’s existing dike network is built to withstand major flooding and is currently being upgraded to protect against future sea level rise.

What?
Recent studies and community engagement in Steveston determined that raising the existing perimeter dike would disrupt local businesses and leave community landmarks like the Gulf of Georgia Cannery vulnerable to flooding.

As an alternative long-term flood protection solution, Richmond is proposing the construction of a new dike around Steveston Island that would include a navigation gate to allow boat passage in and out of Steveston Harbour. Spanning from London Farm to Garry Point Park along Steveston Island (Shady Island), the new dike will work with the existing shoreline dike to provide enhanced flood protection while also preserving future development opportunities. A new wetland area will be constructed close to the London Farm end of the new system that will help enhance and expand important foreshore habitat...

How long has it been water tight for/windows installed? On a building that size, the point in time all windows are installed would probably mark the halfway point of its construction.

Anyone know how Viewstar Phase 2 is going? Website says they broke ground in July 7, but I doubt it based on the images of the site.

This house listing for a phase 1 unit seems to show zero work on the site.

That's the orphan site next to ViewStar:
As an aside, does anyone know what's up with Storeys vs Howard Chai's substack? He used to write a lot for Storeys but that website seems largely inactive since the end of September...

Those who didn't read the whole article might have missed this:

... By late July, 68 parties showed interest by signing confidentiality agreements and 11 progressed to the point of touring the property. Two ultimately made offers and one of them was chosen by the lender and receiver. However, that buyer, which has not been disclosed in court documents, later pulled their offer on August 18, citing the Cowichan Tribes ruling that introduced uncertainty around land ownership and has become a hot-button topic in recent weeks....

Or it isn't...

What a sh!tshow.

Lender to buy Richmond's Versante Hotel for $48.5M as court-approved sale collapses
Former buyer cites “unforeseen issues” as obstacles to purchase
Howard Chai

The sale of the Versante Hotel in Richmond that was approved last month has failed to close, the latest twist in what was already a highly dramatic insolvency proceeding.

Located at 8499 Bridgeport Road in Richmond and rising 14 storeys with 100 suites, the boutique Versante Hotel developed by Sunwins entered foreclosure in January 2024 with around $79 million owed and was subsequently listed for sale by Avison Young with an asking price of $98 million....

....In a dramatic turn, a company named Silverport Properties Ltd. made a last-minute show of interest before the court hearing and the judge presiding over the case agreed to hold a live auction — an extremely rare occurrence in insolvency proceedings — as previously reported by Western Investor.

After multiple rounds of live, verbal bidding, Silverport bowed out and Citation “won” with an increased offer of $51.5 million. The transaction was approved by the judge and was slated to close on December 10....

... Citation then made a request to extend the closing date to December 31 and the receiver responded with a proposal to extend the closing date to January 5 if Citation also paid a $1 million extension fee.

Citation declined and “cited several alleged unforeseen issues that impeded its ability to close”...

.. The Citation transaction was officially terminated on December 11, with Citation forfeiting its $2.575 million deposit. ...

Interesting - that office building has looked empty ever since it open except for one floor near the top which I believe the developer Chungwa occupies
