I would not be surprised if the viaduct closes and becomes public space.

Yeah, sounds like something they wanted, it will probably be closed for a while also during the lengthy construction progress

I agree, my good man!

As expected. I didn’t watch it, but the issue of a public restroom came up earlier. These public spaces mostly don’t provide public restrooms. When it was mentioned at the community board, the were reminded that Grand Central has public restrooms. But overall, the plaza space is well designed, and will be a welcome addition to the area. Anyone who objected would have to have their minds examined.

French bank Société Générale is considering relocating its New York headquarters from its current offices at 245 Park Ave., a skyscraper that occupies an entire city block.

The Paris-based firm is seeking roughly 500,000 square feet of offices elsewhere in Manhattan, according to people familiar with the matter, who asked not to be identified because the discussions are private.

Potential new locations include Vornado Realty Trust's 15 Penn Plaza, RXR Realty and TF Cornerstone's 175 Park Ave. and BXP and the Moinian Group's 3 Hudson Blvd., the people said.

To the extent that 175 Park has an anchor, I’d rather see SG anchor another new tower. This will fill quickly.

Well, I agree with that. They may prefer to be the anchor tenant in another tower. However, location could be a big draw as well, and 175 Park is just a few blocks south of their current headquarters. We'll see.

I suspect that 405-417 Park, 346 Madison, and 625 Madison will not be suitable for SG. Presumably, SG will want a tower with bigger floor plates.

Is 350 Park not an option? I think Citadel is only occupying 800k/1.8m sqft. It will be available sooner than 175 Park.

I think that the rest of the Citadel space will be taken by boutique hedge funds and law firms that are willing to pay insane rents.

Citadel will be taking the base floors at 350 Park - larger floorplates that are better suited for trading floor layouts. Most of the space that will be marketed for 350P will be the top-end of the stack.

SG will likely need similar floor plate sizes to what they have now at 245P (+/-70k SF) to replicate their trading floors elsewhere

Just now I used ImageJ software to measure the heights of 1 Vandy vs. 175 Park Ave in that diagram as carefully as possible. I found the former to be 904 pixels tall vs. 977 pixels for the latter. Multiplying 1,401 ft by 977/904 gave 1,514 ft. Still pretty good although I was hoping for >1,550 ft so it would beat the roof height of the Central Park Tower.

Anthropic Reportedly Seeking Up To 450K SF Office In Manhattan

They probably need the space soon so I would doubt this proposed building or any of the others are a possibility, but it's still good for NYC.

Artificial intelligence startup Anthropic is looking to dramatically expand its office presence in Manhattan. The company behind chatbot Claude is on the hunt for between 250K SF and 450K SF, Bloomberg reported, citing anonymous sources.

The move would be a significant upgrade from its space at 155 Avenue of the Americas. Anthropic occupies between 10K SF and 20K SF in the building on a lease that is set to expire this year, according to CompStak...

Incredible news.

There are a lot of possible anchor tenants entering the fray over the next few years.

Not to be redundant, but I celebrated when the woman from RXR stated that this tower will begin construction in June of 2026!

The Greatest City in the World keeps getting greater!!!

Can you imagine this and 350 Park rising simultaneously!!!

While Two World Trade Center finishes off . . .

That would be 3 buildings as tall as the Empire State Building (essentially) being completed within a 2-3 year span.
