I think that it is very notable that there is no parking podium in this rendering (thank god!), and I wonder if that is related to there not being housing. Perhaps they are able to make the case that a hotel doesnt have the same parking needs as housing?

Makes me think about how important it is for the city to try and focus on getting our current parking mandates removed.

Am I the only one who thinks the development would be nice? Much much better than the previous proposal IMO.

For an infill development, although not as big as I would have hoped either. It has great street presents. And the alley looks like it could be cool.

For a skyscraper forum...a lot of you seem satisfied with a 5-story building (in the same U-shape design as the Hampton Inn down the street) on a huge acre lot designed for a legacy building. I'm honestly surprised. I'd expected everyone to be opposed to this and calling those in charge.

I sent them a message through their website portal. This is my response:

"Hello Rio Nuevo Board,

This is a response regarding the current 75 E Broadway project being proposed by Obie Companies as of December 2025. I would like to say that I do not support this project in its current form. I believe the facade of this project is out of place for that immediate area and it looks like it belongs in the Mercado District.

Furthermore, the project site greatly underutilizes the area for its height. There are not many places in Tucson that allows for 20 stories and this project tops at 5-6 stories which is very disappointing! Also, there is a significant housing need for Tucson, and this project doesn't even have housing. Please reconsider this current plan and have Obie companies go back to the drawing board or possibly change developers. Thank you for your time."

The Benjamin Supply building owners near downtown wants to renovate and modernize their building. This is the building that has the iconic Goddess of Agave mural. So, what I heard was that the mural is falling into disrepair and needs to be addressed. However, the owners are trying to work with the muralist to reincorporate it into the new building design or somewhere on the property. Let's hope that works out!

We've been down this road before, but... According to today's Star, they've started work on the old Hotel Arizona to open it as a 296-room Hyatt. Interior demolition is under way, and the roof and windows will be replaced. RN will provide spaces in the garage behind the hotel for 2 years, and then lease them to the hotel, with additional parking planned for the lot to the west. Renovations are expected to be complete in about 2 years.

According to the article there are still plans for a housing project on that side as well (no word on whether it will be senior housing as previously indicated).

What a BS article. Says nothing and its been in the same stage for years. And then to have Rio Nuevo drool after HSL saying... “We are super excited about the revitalization of Hotel Arizona,” said Edmund Marquez, vice chairman of the Rio Nuevo board. “HSL has done a wonderful job of investing in this space to bring something very special to the gateway of downtown.”

Happy 2026.

On this podcast, the developer of Uptown (Foothills Mall) explains its mixed-use concept providing some details about the project. The developer says Uptown will have some well-known national restaurant concepts coming which haven't expanded to Arizona yet. However, there will be no fast-food concepts at this time.

Likely to have total ground floor retail around 600-700K sqft once built out. This number is including retail that is currently sitting there.

Developer wants to have some type of entertainment option as well, but what kind is unknown. This could be mini golf, comedy club, or like a culinary dropout concept.

Info about the I10 Kino to Country club project:

There are different segments of the project that will undergo changes.

- New reconstructed Kino interchange
- Country Club will have new ramps to I10.
- Palo Verde ramps will be removed from I10.

Construction completion is expected Summer 2028.

Rio Nuevo (RN) meeting Jan. 27, 2026.

I listened to part of this meeting and summarized some information:

RN District is currently experiencing lower sales revenues within the last several months (at least). They have been contemplating adding a CEO to the district and hiring one will help with executing the Rio Nuevo masterplan and addressing issues like the sales revenue.

75 E Broadway agenda item:

The developers mentioned a break ground around 2028. Honestly, so much time has passed already, and they mentioned they would continue to refine designs and architecture. (WTF) That is good, but the current design isn't that great, and there is no indication of a housing component. Furthermore, they were waiting for a lease agreement approval from the city (which was recently approved) and now they are waiting on a GPLET lease agreement with RN for them to really move forward. So, more waiting...

(Side note: This one has been frustrating especially with the design and timeline. When RN originally sent out an RFP, they specifically put a development of at least 8-20 floors. The current design only shows 5-6 stories.)

Sold to another investor and Fletcher mentioned they were still wanting to reopen the Welcome Diner restaurant. Also, since it was sold, the whole project is going back to the drawing board which is good because they should add more housing vertically.

So it looks like the Speedway and Campbell gateway 19 story project is back on this time the UofA is building it!!!

This project has had so many deaths and rebirth’s it truly is the Phoenix Of Tucson.
