I think the issue is that this is ground zero for the former CN Shops, and soil contamination would limit a lot of uses. A business park would be compliant, but, the call centre industry is no longer a big player in terms of job growth.

They need a new paradigm.

Big time. There is still a huge amount of undeveloped land here, essentially right in the heart of the city. The "business park" idea never really took off. I'm wondering if the cost of remediating the land is preventing any further investment? Everybody knows the market now is residential, not office space. Although it would be nice to see a new development project here, I'm not holding my breath.

Since the area is mostly sports fields already, I wonder if maybe at some point the city looks at moving the Hal Betts softball fields there to open up the riverfront for more development.

There would be considerable remediation necessary to convert the current Hal Betts sportsfields into anything. This land was previously a landfill. Not to be confused with the land between the causeway and Gunningsville Bridge, which was a more recent larger landfill..

Moncton sure did have a warped sense of where to put garbage back in the day. Sure enough, looking at historical imagery there does appear to be a brief period where they look to be dumping garbage in that area.

Moncton historically had no respect for the Petitcodiac. It was only ever an industrial waterfront, with Main Street turning it's back on the river, being located several hundred metres to the north.

Then, they built not one, but two landfills along the riverbank, and, constructed a causeway creating a choke point narrowing the river to nothing more than a muddy ditch.

Thankfully, the city began to embrace the river about 25 years ago or so. Things along the riverfront are a lot healthier now, people are actually starting the live along the river, the Riverfront Park is popular, and the new riverfront development plan will push things to another new level.

It's never too late.

The lines on the road next to the courthouse have been painted and they have the new street lights up. I imagine that some of the brickwork on the sidewalk will not be completed until spring, but it wouldn’t surprise me if we saw Westmorland reopen relatively soon.

There is apparently a Peruvian restaurant incoming for downtown Moncton sometime in the new year. It will be a rebranding of an existing restaurant, and will either be on Main Street or St. George Street.

Bloc 263 is a four storey mixed-use building with commercial space at the bottom levels and residential units above, located in the heart of Moncton.

Possible , yes, but most nearby clinics are owned by physician groups (usually subspecialty).

PAOL refers to it as a '10-unit apartment/retail' property, in case anyone wanted the unit count.

It wouldn't surprise me if all 10 units are spoken for, even before construction is complete.

The St. George Mini Mart (corner of St. George St. & Lewis) and the adjacent pawn shop are apparently going to be torn down shortly. The rumour is another Rising Tide affordable housing initiative.

This is the affordable housing building that will replace that aging and dilapidated long term hotel currently occupying the site. It is just to the west of Central United Church.

Pretty basic and utilitarian, but, it is after all "affordable" housing.
