The renovation of the lowest two levels of 310 SW Alder's facade and the entire facade of the 622 SW Alder building will reintroduce materials and forms that take design inspiration from the iconic mercantile storefronts of Downtown Portland in the 1930S. Embossed metal cladding, dark granite bases and pilasters, back painted glass, metal tracery trim and fabric awnings visually link the ground floors of both buildings together as the new James Beard Public Market. The renovation of 610 SW Alder will also include replacing the more modern granite cladding and aluminum windows on Level 2 with terra cotta cladding and wood framed windows to match the existing building and original design as well as reintroducing the original storefront rhythm of pilasters and windows on the ground floor. Proposed signage includes back painted glass panels, a blade sign located at the corner of SW Alder and 6th Ave as well as a rooftop sign atop 622 SW Alder. A new loading zone for the market is to be located on SW Alder St. 610 SW Alder is a Historic Landmark Building.

On the Historic Landmarks Commission agenda for May 5th:

Design Advice Request for proposed exterior alterations to the Historic Landmark Selling Building (610 SW Alder) and the existing building at 622 SW Alder for the James Beard Public Market. Proposed alterations at the Selling Building include removal of the existing storefronts and granite cladding on the ground and second floor and replacement with new storefronts, dark granite bases and pilasters, embossed metal cladding, back-painted glass sign bands, and awnings at the ground floor and new wood-framed windows and terra cotta cladding at the second floor. Similar alterations are proposed across the whole façade on the 622 SW Alder building. Modifications to Title 32 Sign Code standards are likely, and a Modification to the bird-friendly glazing standard might be requested at the 622 SW Alder building.

The contributions will go to nutrition education classes, cooking workshops and community outreach events, with a focus on historically underserved communities, Regence said.

“Our investment will empower families to make healthier food choices, increase food literacy across age groups and reduce barriers to fresh, nutritious food,” Regence President Michael Cole said in a statement.

The long-anticipated market will encompass 38,000 square feet in the historic Ungar Building, at 622 S.W. Alder St., operating as a year-round showcase for local farmers, artisans and chefs. The project’s backers have raised more than $4.2 million and purchased the building in January.

The two recent gifts are a signal of the community investment in the project, according to backers. This most recent donation comes from a private individual. The group behind the market has been drumming up support from private and public funding sources.

“Momentum is building,” said Jessica Elkan, executive director of the James Beard Public Market in a written statement. “Portland wants this, and the community is stepping up to make it real.”

There's $10,128,616 for the JBPM in the adopted amendments to HB 5006, which is almost certain to pass by the end of the week.

Over the holidays, the project was submitted for a Type II Design Review:

The renovation of the entire building seeks to preserve, reuse, and express the original timber columns, beams, and solid wood floors that were concealed in earlier retail incarnations. The proposed facade is distinguished by its civic scale and proportions, with strong vertical elements and expanses of glassy storefront, revealing the activity within and creating a lantern at night to reinforce connections between the interior and the street. Concrete plinths painted exposed steel structure at the storefront and entry canopy, as well as small areas of metal panel cladding complete the palette of materials. Three large operable storefront panels will create an indoor-outdoor atmosphere durig parts o the year. The building will be distinguished by an iconic fascia sign, a nod to historic place-making for Public Markets in the Pacific Northwest and a celebration of James Beard's legacy. The proposed signage will be affixed to metal mesh wall panels and landscaped with vines to provide a lush backdrop.
There's also a building permit under review for the structural portion of the work:

Thanks for sharing, I can’t wait to see renderings of the interior. And sounds like they’re planning on melding the market with its street front surroundings, which is crucial to helping revitalize this downtown area.

“We had to make a decision,” Elkan said during a walkthrough of the market at Southwest Sixth Avenue and Alder Street last week. “Were we going to pay extra to have someone hand peel and reveal all this? And I was like, ‘Yes, I think it’s a priority.’ Covering these back up wouldn’t truly show this building’s history.”

According to project officials, the market’s grand opening won’t happen until 2027, while development costs have ballooned to showcase that historic wood and make other improvements. Still, local civic and business leaders continue to pin their hopes on the project to reanimate a stretch of downtown Portland riddled with empty storefronts, graffiti and other signs of neglect.

While downtown could use this market ASAP, I’m glad they’re taking the time to do this right and bring out the historic details in the building. It’s definitely worth waiting a year to make sure this is an attraction people will want to come back to over the long term, because it’s a special experience, than to skim over details and rush it through because of a pressing need/desire to revitalize the surrounding area.

Looks really nice. I think there are plans to expand into adjacent spaces, so there might be an entrance off pioneer square one day. That building along Morrison is gorgeous and would be a great spot.

I agree. This market is well situated, in an area where activity drops off as you head north. Pioneer Square already is pretty active, and with the max stop and events there it could even be overcrowded if a main market entrance were in the mix.

According to Jessica Elkan, executive director for the James Beard Public Market, the decision to uncover, preserve and incorporate that timber frame into the market design played a role in delaying the highly anticipated project’s opening until 2027.

“We had to make a decision,” Elkan said during a walkthrough of the now vacant market space in early January. “Were we going to pay extra to have someone hand peel and reveal all this? And I was like, ‘Yes, I think it’s a priority.’ Covering these back up wouldn’t truly show this building’s history.”
