^ the bottom render you are posting is outdated and will not be built.

there is some question as to the height of what will be built across the street, that is the three former river north towers plans, due to a few complaints, but something will be built there. the issues are tearing down the houses and blocking the existing towers views. those complaints could be overcome, but its harder in staten than the other boros as its smaller and so squeeky wheels whining down island are louder.

otherwise, everything new on the latest renders directly along the waterfront where the nywheel was supposed to be will likely be built eventually. the height there is not an issue. its not going to be jersey city tho.

yes thats what i said.

the ghost bldgs, river north and the lighthouse point hotel, are older plans.

and there is an even older plan to build a hotel at empire outlets than was waived due to the pandemic and then bankruptcy troubles, see below.

the new plans also include turning the unused western empire outlets bldgs into residential.

we'll see what exactly gets built around there, but no doubt it will get built up with residential in some way eventually.

we have news on 40 bay street where the old diner was.

trying to find more un-paywalled info, but its going to be a big deal —

500 apartments, 25% of which will be affordable.


Diner spot that served Staten Islanders for almost a century is razed.

The city Buildings Department in March approved an application to build the high-rise.

A Buildings filing shows that the building will have 39,537 square feet of residential space and 2,614 square feet of commercial space.

It is not known when construction on the high-rise will begin.

The architectural firm listed on Buildings documents, Raymond Chan Architect P.C., of Queens, did not return Advance/SILive requests for comment.

SH Engineering designed the 9 story structural system consisting of cast-in-place concrete slabs. We designed transfer slabs at 1st floor, 2nd floor, and 3rd floor to accommodate the high end space with concealed columns.

Retail is on cellar and 1st floor. Parking is provided at 2nd floor. The rest of the floors are high end condos.

also, apparantly the redevelopment of a cruddy sanitation garage just up victory blvd, which is part of the bay st revitalization plan, is still in play. so thats good to know too.

The city’s Department of Housing Preservation and Development (HPD) on Monday revealed the development team and plans for Hillside Grove, which will convert an unsightly garage at 539 Jersey Street into a mixed-use affordable housing complex with a grocery store, amenities, and open space.

its down the road for 550 bay street in stapleton.
its an abandoned low rise corner.

holy mackeral things are afoot we dont know about lol —

Advocates want a new future for historic buildings that once put Staten Island on the map

STATEN ISLAND, N.Y. — In St. George, just feet from the busy ramp that buses and cars take to drop passengers at the Staten Island Ferry, is a so-narrow-you-can-easily-miss-it turnoff, leading to a short street paved with stone.

Those who make the turn onto the block, which bends back to run parallel between Bay Street and the water, soon end at a plaza surrounded by Staten Island history: five buildings dating to the late 19th and early 20th centuries, when the site was the nationally-significant U.S. Lighthouse Service Depot.

One structure is now fully redeveloped as a small but vibrant museum, but others sit unused in a state of disrepair.

With the advancing North Shore plan guiding the city’s vision for the area, historical advocates are eager for the site to get a planned refurbishment, calling it “a linchpin” in the story of Staten Island’s past.

I'm sure they can find some use for those buildings if they want to. The South Street Seaport comes to mind.

The proposed development, planned for 198-208 Richmond Terrace, is a 14-story residential and community facility building which includes accommodations for at least 30 permanently affordable units. CB1 members praised the design and welcomed the additional density at Tuesday’s meeting but criticized the parking and logistical congestion.

“Everyone in committee loved the building, they loved everything about it…but the parking is a problem,” Turner said. “The congestion that it would make…the deliveries it would bring are all highlighted by the fact that there’s not a lot of parking in the area already. Due to that fact…we felt the community would not be in favor of the building only for that one reason.”

The Community Board’s vote is a recommendation to the city and is mean to represent community sentiment, but the Community Board support is not required for a project to proceed.

The applicant is also seeking to remove a portion of the project from the Special Hillsides Preservation District and place it within the Special St. George District.

Removal from the Special Hillsides Preservation District — established by the city in 1987 to preserve the character of the North Shore’s Serpentine Ridge and prevent erosion — would lift several building limitations.

Inclusion in the Special St. George District — developed in 2008 as a way to encourage a pedestrian-friendly commercial corridor around the St. George Ferry Terminal — would align with the builder’s plans.

“We want the density there,” Turner said. “We get people there and St. George will ignite.”

Still, CB1 voted to deny the overall design of the building due to insufficient parking provisions. The board requested that the developer coordinate with the NYC Economic Development Corporation (EDC) to explore the possibility of utilizing a parking garage originally planned and constructed for the now defunct New York Wheel project. That garage is located across the street from this proposed development and is currently vacant.

“I’m not against development, I want development in Staten Island, but the problem is the law must be changed because right now this esteemed land use group has zero input whatsoever,” noted Peter Lisi, a CB1 committee chair. “A project that we denied [Hamilton Avenue], City Planning approved. They didn’t listen to us, they didn’t even grasp extra parking, they didn’t grasp anything for the benefit for the community. It’s a huge flaw in the system and it needs to be fixed.”

^ the dormant ny wheel parking garage is right across the street maybe they can activate that and use it so these people don’t fret lol.

i don’t like knocking the old houses down for this one nearby, but its a greater good —

STATEN ISLAND, N.Y. — The City Planning Commission voted this week to approve a builder’s request for rezoning at 37-59 Hamilton Ave., a significant step towards greenlighting plans for a new 18-story mixed-use tower that will replace six century-old homes with 369 residential units in St. George. The zoning amendment will now go to the City Council for review.

According to the plans filed with the Department of City Planning, the proposed building will feature 1,250 square feet of commercial space on the ground floor, as well as a variety of possible amenities, including a basketball court, dog run and racquetball court.

^ yep, like i said, the unused ny wheel garage can provide all the additional parking these west of the ferry developments need —


CB1 recommends utilizing NY Wheel parking

While rejecting the current proposal, Community Board 1 provided a potential pathway forward for the developer. The board recommended coordinating with the NYC Economic Development Corporation to explore the possibility of utilizing a large, vacant parking garage originally built for the now-defunct New York Wheel project. This garage is located directly across the street from the proposed development site.

STATEN ISLAND, N.Y. — Permits have been filed for the construction of 92 “Class A” apartments at 541 Bay St. in Stapleton. According to NYC Department of Building records, the proposed multiple-story mixed-use building will also house three commercial stores, and feature a penthouse, basement and accessory parking for 10 cars.


Documents in the NYC Zoning Application Portal indicate that Community Board 1 voted in favor of the property owner’s zoning map amendment on Sept. 12, 2023, but Borough President Vito Fossella issued an unfavorable recommendation of the project.
