ABJ reported the property the IHOP sits upon at 707 E. Cesar Chavez St. is heading to foreclosure auction on December 2nd and posted a map of the current Austin Downtown Density Bonus Program FAR and height limits.

FAR is no longer a regulating structure for downtown density bonus - SB840 killed this. I believe now there is a strict height limit for properties not participating in the bonus at ~250ft (IIRC), with an administrative (non-Council) approval of use of the bonus up to ~700ft (IIRC), with Council approval for anything higher.

Those heights are only for the Downtown / Rainey / Red River subdistricts, btw.

Maybe LPC and Karoi Residential will bid here to expand their plans for 99 Red River.

No word yet. The building was never deemed historic because it was remodeled over time. City hopes they will reuse or salvage most of the building over complete demo.

An unidentified person/group/company/entity or whatever is pouring $610 million into the former 3M Campus. Project name is "Cosmos."
