And the exterior restoration of the Congregational Church seems to be done, and looks pretty good!

So there’s an office building at alameda and priest that has been fenced for a while that was supposed to be torn down. There was a five story apartment building approved for the site awhile back. I noticed the other day there is a new zoning sign. Idk if they are seeking an extension or maybe resubmitting the design? Anyone have any details?

An application is in review for an industrial development, think distribution center/warehouse.

Unrelated to the lot you are talking about, but there will be a new corporate HQ built on the empty lot at 1650 W Alameda Dr. Per the Maricopa County Assessor's parcel viewer, Sundt Construction purchased the land on July 1st.

It does look like there is a plan for the old Fountainhead development (which as you pointed out was supposed to be a 5 story apartment complex, which was approved originally in 2023 and got a time extension last year) will now apply as an industrial/commercial development.

I haven't seen renderings but looks like this change is going to the DRC in December so we should be able to see the renderings.

I kind of liked the goofy Borg office design, but I wouldn't be mad about a 16-story residential building, especially with for-sale units.

Smaller potatoes, but from the Tempe historic preservation commission and development map, it looks like there's an adaptive reuse proposal in the works for "Marlatt's Garage" near Four Peaks:

It's a little surprising to me that there haven't been more efforts to draft off the success of Four Peaks in building up 8th St. with more commercial uses. I hope this goes somewhere, could be cool.

There has been a second underage drinking raid at the Tempe Tavern, this one resulting in 249 arrests.

Combined with the raid that happened in April (173 arrests) thats 422 underage drinking arrests in one year. Coincidentally, thats the number of dwelling units in the rezoning case that will occur on the NE corner of Apache and McClinctock after the Tempe Tavern loses its liquor license /s.

That place seems to have gone downhill lately. I hope someone else can eventually put that building to good use.

I think this looks good. I do wish that the Novus developers had opted for similar heights for their multifamily developments in the Phase 3 area. I am curious now what they plan to do with the small remaining areas on parcel 3DN (between this hotel and the Novus parking garage on Novus Place) and 3A (where this hotel was originally supposed to be, south of the Blanco restaurant). Both could be a restaurant, but I wonder if they keep the 3A one open for flex space for events. Other than that the only remaining parcel to be developer in Phase 3 is the hard NW corner of Rural/University which has been in waiting for awhile due to the commercial real estate market being so weak.

A couple notable items from upcoming meetings: Renderings are now available for the revised 250 Rio project in next weeks DRC meeting.

As a reminder this is the parcel at the NE corner of the Rio Salado/Ash Avenue roundabout (next to Tempe Beach park) and in 2023 this was approved for a 14 story office building. We'll the commercial real estate market never recovered so now they are switching gears and applying to build a 16 story, 110 unit condominium high rise. As part of the project they are restoring some elements of the historic Ash Avenue bridge abutment on the east side of the site, they were planning to do this in the last iteration of the project as well. I think renderings look nice enough (maybe not as unique as the proposed office building was!) and its interesting to see a developer opt for condos, fairly rare in recent years. I think residential is a good fit for this parcel though. As an aside, in the letter of explanation for this development the developer mentions 100 Mill (which they also developed) and in this they mention the planned 100 Mill hotel, so it at least seems that project isnt completely dead lol.

No really big items on the agenda for this week's city council meeting except the developers for the Marshall have once again asked for a continuance on the approval for the Phase 2 of this project, this time until the April meeting. This means that construction for phase 1 of this project will likely be completed or nearly so before phase 2 is approved. Reminder that this was originally scheduled to have its 2nd council meeting in August but there was pushback as residents in the neighborhood south of the development were worried about 1) traffic flow on Spence and 2) the building facade being too tall on Spence. Im not sure what the holdup is but it seems the developer either isnt budging or just isnt focusing on this right now. As a reminder Phase 2 of this project would be directly south of Phase 1 and would be 105 units, 7 stories of student housing replacing the current 3 story Tempe Palm apartments.

Hey Forest…not sure if this has been mentioned but the original site of the hotel planned for that corner along Rural and Novus Place is now being planned for a 3 story restaurant/ bar/ event space building. Merry Christmas!

Looks like some of the businesses at the southeast corner of Rural and university have started to close and/ or relocate in anticipation of the new regeneration scheme for the hard corner.

Noticed today that the townhomes at the NWC of McClintock and Don Carlos have broken ground. Just south of the 7-Eleven.

A couple of new Planned Area Development (PAD) applications, these are both for multifamily projects originally proposed a few years ago.

The first of these is for the 2nd phase of the Northbend apartments at the SW corner of Curry and Miller roads in north Tempe, this project was originally approved for ~650 units in 2021 and the completed phase 1 accounts for about half of that. The second project is an amendment to the Perry and Rio Salado project previously approved for 308 units 6 stories at the SW corner of the intersection which was originally approved in 2022. No details on what changes are proposed to these but odds are they will be minor, based on recent years its possible they are seeking parking reductions. Either way its good to see both have some movement.

I watched the YouTube video for this week's DRC meeting in an attempt to see the presentation for the modified 250 Rio project but it got approved on consent lol (meaning they approved it as part of a large slate with no comment/presentation), thats unusual for a project this big but needless to say it appears it wont have any trouble being approved by the council.

Tower crane base is in for the 30-story development at 7th St and Myrtle Ave. 7th St is a flurry of construction right now, it's exciting to see.

250 Rio is now a 16 story, 110 unit condo tower. I'm assuming those units are going to be top of the market luxury.
