Hervey appears to be a happy and contented man. : - )
And this is way better than the two eBay snapshots.
He appears to have had a very nice garden. (unless that's the neighbor's garden}
I also found this in a 1922 city directory.
BUT. .according to Google map. .there isn't a Porter Ave. in San Fernando!

I was going to guess the building was an old recording studio.
Did you happen to notice the impressive back of the building?
..The large windows (and balcony) at the top are no doubt the 'big-wig's offices facing the hills.
