Didn’t 270 Park take about six years from start to finish? I think that demo there started around 2019, and the Hyatt is about half the height as the former 270 Park was. Even though 175 is about 170 taller than 270, I think it should also finish in about six years.

Thanks. So six years, as with 270 Park, sounds about right.

Are there any architects or engineers here who have a reasonable estimate as to how long it will take for the Hyatt to be razed?

My assessment of the construction and demolition:

Duration of demolition: 1-1.5 years, including construction of the foundations.
Installation of the four mega columns, construction of the fan column, and construction of the tabletop = approximately 1 year.
Construction of the steel skeleton: 2-2.5 years
I estimate that the last year will be spent completing the facade and then moving in the employees.

Thanks. I appreciate the input. Are you an architect, or are you guessing based on precedents like 270 Park.

They explained all of this already, it’s why they have a 10 year special permit. The skyscraper itself should take 5.

I think we are on the path to a Bloomberg style boom. Between everything going on in Midtown, 2 WTC rising from the dead, the Jersey City boom, and the Bronx, Queens and Brooklyn booming... and even the prospect of Staten Island out of all places seeing a lot of units... might be a historic boom!

Between the 5 boroughs and the whole MSA seeing units in general, big boom not just for the core city but for the metro area in general.

And, we seem to have pro-housing leaders on both sides of the Hudson... at the same time!

We just need to get the NIMBYS in Long Island (Nassau, and Suffolk) to go to hell and build more in Long Island. Wasted potential in Long Island... and that needs to change.

Also agreed, even if this winds up a little shorter than CPT it will still be more imposing on many levels, and prettier.

I like CPT but it could have been better.
