New permits have been filed for a 26-story residential infill at 896 Folsom Street in SoMa, San Francisco. The project aims to reshape a small tenth-acre parcel with over a hundred homes and retail at the corner of Folsom and Fifth Street. FORMA Development Design & Management is responsible for the application. Earlier this week, YIMBY covered similar plans by the same developer at 777 Sutter Street.

Project plans have not yet been shared with the city. Mando emphasized that the proposal is in a preliminary stage, and the team is awaiting feedback from the city and community to finalize details.

City records show the property was constructed in 1998 and last sold in July of 2008 for $2.05 million. The small 0.092-acre property is located at the corner of 5th and Folsom Street, close to Clementina Street. Future residents will be a block from the 5M master plan by Brookfield and Hearst. Two blocks away, residents will find the Metreon and Yerba Buena Gardens. For regional transit, the Powell Street BART Station is less than ten minutes away on foot. Across the street, YIMBY has covered an initial proposal by JS Sullivan Development for a 16-story residential complex with up to 130 rental units at 300 5th Street, taking over plans from Realtex Group.

I am loving these new proposals for skinny tall towers in SF, something we sorely lack.

Renderings have been released for this one, and there are updated specs as well.

The specs for 896 Folsom St:
- 26 floors, 240 ft
- 132 units (72 studios/junior 1BR, 60 3BR)
- 20 of the units will be affordable
- 600 sq ft for ground level retail
- Parking for 30 cars and 134 bicycles

New renderings have been published alongside a project review meeting request for 896 Folsom Street in SoMa, San Francisco. The filing comes just a day after similar plans were filed for the sister project by the same developer, FORMA Development Design & Management. FORMA is looking to replace its own offices with 132 apartments inside a 26-story pencil-thin tower.

The design by FORMA appears similar to 777 Sutter Street with a mix of ceramic panels and floor-to-ceiling glass. The project team emphasizes that the design is consistent with the building scale and design of Central SoMa, with window and facade articulation that accentuates the structure’s verticality. The rooftop will be partially opened with an amenity terrace providing residents with a panoramic vantage point.

The project utilizes Assembly Bill 1287 to achieve an increased state density bonus and AB 2011 to streamline the approval process to add housing to a commercial lot. The latest filing shows a minor increase in residential capacity from plans filed for 125 units last December.

Really unusual bedroom count distributions (and material choices imo) on both proposals from this developer.

The project will replace the existing office space of the project’s developer, FORMA Development Design & Management.

FORMA is overseeing the project management and architectural design. The narrow tower’s street-facing exteriors will be wrapped with floor-to-ceiling windows and balconies, as well as a ceramic panel feature and a 25th-floor setback to complement the verticality. The rear facades will be mostly featureless, allowing for potential future development on adjacent lots.

As previously mentioned, the subject property includes the existing offices for the project developer. Demolition will be required for the low-slung commercial building. Hado Development Group is listed as the property owner, operating through Hado LLC.
