Fort Lauderdale’s long-struggling Galleria Mall is poised for a major redevelopment following its sale last month. The new owners, a joint venture between GFO Investments and the InSite Group, purchased the property for $73 million from Keystone-Florida Property Holding Group, which had owned it since 1993.

The partnership’s proposal envisions a multi-tower mixed-use complex, with each tower rising about 30 stories, integrated into the existing mall site. Because current Fort Lauderdale zoning does not permit such density by right, the developers plan to utilize Florida’s recently passed Live Local Act, which allows projects that include workforce housing to skirt certain local zoning laws.

According to documents obtained by the South Florida Sun Sentinel, initial plans were submitted in August, though several elements will need to be revised following feedback from the city. The proposal for 2414 E Sunrise Boulevard divides the Galleria Mall site into two sections: east and west. The east section will primarily feature residential towers, while the west section will include additional residential space alongside a hotel component. Spanning more than 31 acres, the redevelopment would become one of the largest mixed-use projects in Fort Lauderdale’s history.

The Galleria East redevelopment will include five 30-story towers, featuring 1,181 market-rate units and 800 workforce housing units. 675,968 SF of the existing mall space will be retained, while an additional 127,966 SF will be devoted to health and fitness uses, as well as retail and restaurants. Designed by Arquitectonica, the five towers will showcase modern, glass-heavy facades complemented by expansive balconies. Amenity spaces will be distributed throughout the development, including rooftop areas offering views across Fort Lauderdale.

On the other hand, the Galleria West redevelopment will feature four 30-story towers containing 1,161 residential units (690 market-rate and 473 workforce) along with 170 hotel rooms. The plan also retains 251,765 SF of existing commercial space, complemented by 9,140 SF of new office space and more than 5,000 SF of restaurant space.

Only gripe about this project is that the towers aren't 500+ ft tall. Other than that, let's build this project! It's nice that those towers will fill up what's basically parking space. Building this will ensure that Ft Lauderdale will reach the 200K plateau by 2030, especially considering that South FL needs a lot of multifamily housing!

Wow! Massive project for sure! I remember going to that mall years and years ago. Very iconic place in Ft . Lauderdale.
I would love to see a high rise development of towers that would be next to each other ascending in height by 100 ft. Each.
Example:
1st tower 300 ft. Tall.
2nd tower 400 ft. Tall.
3rd tower 500 ft. Tall.
All the way to 700 ft. Tall.
How cool would that look in the skyline!?

Fort Lauderdale: Galleria megaproject to get expedited approval under Live Local Act


It’s full steam ahead for a controversial redesign of the Galleria mall that calls for nine 30-story towers in a Fort Lauderdale neighborhood just blocks from the beach.

City officials say it won’t be long before the city issues a development permit under the Live Local Act, a new state law designed to increase affordable housing throughout Florida. Staff will spend about one month reviewing the project for issues related to urban design and planning, transportation, public works, engineering and public safety.

Once the developer has shown the project is in compliance with required city codes, staff will issue a development permit, according to a memo sent to the commission this week.

The news comes on the heels of an opinion from the state Attorney General’s Office stating the developer has the right to build the project as planned under the Live Local Act.

There are no plans to scale back the project, says Stephanie Toothaker, attorney for the developer.

“The site plans will be reviewed by the city at their Administrative Review Meeting on Jan. 13 and the city would typically issue technical comments around that time,” Toothaker said. “The development team is poised and ready to respond to (staff) comments as soon as they are received.”

The process normally takes a minimum of eight months but the Live Local statute mandates an expedited review, Toothaker said.................................CLICK ARTICLE FOR MORE

This project will significantly alter the skyline of Fort Lauderdale since it's not located in the downtown area. The City has held meetings regarding this project and the NIMBYs are extremely up in arms, however, they, nor the City, can stop this project due to the Live Local Act.
