The specs for Block 4 East:
- 23 floors, 242 ft + 16 floors, 176 ft
- 398 units (105 1BR, 190 2BR, 96 3BR, 7 4BR)
- 100% of the units will be affordable (30-95% of the area’s median income); 20% of the units will be designated for formerly unhoused families
- 1,280 sq ft for ground level retail

Initial renderings have been revealed for a dense residential project at Mission Bay Block 4 East in the Mission Bay neighborhood of San Francisco. The proposal will create four hundred affordable apartments across two structures, rising 16 stories and 23 stories respectively across two phases. Curtis Development and Bayview Senior Services are the joint developers.

Perry Architects and Y.A. Studio are jointly responsible for the design. The new illustrations show that both structures will rise from a similar three-story podium and join along Third Street with third-floor courtyards and ten-story courtyard-capped extensions. The façade scheme will emphasize the verticality of the 23-story tower, in part, by camouflaging the ten-story extension of the North Tower to match the design of the South Tower. The exterior will be clad with a mix of precast concrete, metal mullions, and perforated metal screens.

The one-acre property is located at 3rd Street between Mission Rock Street and China Basin Street. Future residents will live along the Third Street light rail and the Mission Rock master plan site.

Glad they were able to refine the design. Looks wayyy better than the previous iterations.

And the updated specs for Block 4 East:
- 23 floors, 242 ft + 16 floors, 176 ft
- 398 units (107 1BR, 186 2BR, 98 3BR, 5 4BR, 2 5BR)
- 100% of the units will be affordable (30-95% of the area’s median income); 20% of the units will be designated for formerly unhoused families
- 1,250 sq ft for ground level retail
- Parking for 88 cars and 287 bicycles

The San Francisco Planning Commission is scheduled to review plans today for the Mission Bay Block 4 affordable housing project in Mission Bay, San Francisco. The mixed-use proposal is looking to add nearly four hundred units across two structures, the tallest of which is 23 floors. Curtis Development and Bayview Senior Services are the joint developers.

The architecture team is led by Y.A. Studio, working with associate architect Perry Architects. GLS will oversee the landscape architecture. Updated illustrations show a new design scheme across both phases. The plan set for phase one shows inspiration from the nearby Canyon at Mission Rock apartment tower, designed by MVRDV and Perry Architects. Phase two plans reference the nearby 2020-built Luma Hotel’s grey concrete and grid facade.
