It's interesting. This "building", in the end, will be a short lived attraction, but one that was instantly recognizable. All signs point to the new building being equally landmark worthy, but will it have the same brand recognition? Hard to say at this point. But it will be an iconic addition to the cityscape.

its not tall, but it will have to be a real suave looker for that prominent corner.

i trust lv will come thru for us, but … we’ll see.

It reminds me of Ghery’s IAC building but with the curved pieces stacked instead of placed together in an adjacent manner.




P.S.: NY Guy, since you seem to be an engineer, do you know if there is glass that could replicate the image of LV trunks from
the outside and yet, be fully transparent from the inside? I wonder if the LVMH ship in Shanghai does this.

Those stacked boxes (although they’re curved) look like they could be made to resemble stacked trunks. I think I’ve heard of glass on buildings in Asia that acts basically like a television screen from the outside but is like regular glass from the inside.

P.S.: I assumed that you were an engineer for the DOB or for some firm that prepares documents that are submitted to the DOB since you seem to have access to detailed submissions.

I remember when Downtown’s two tallest residentials went up, a Stern and a Gehry. May they RIP. But now we will see if this latest will be Gehry’s latest, last development in New York. Probably not the last of the firm.

Plaza District office tower owners abandon conversion plans

The owners of a Plaza District office tower have dropped plans to convert the building into apartments and instead will keep it as offices, a decision that speaks to the extraordinary and rebounding demand for Manhattan office space — not to mention the hefty cost of residential conversions.

The developers abandoned their plans to convert 745 Fifth Ave. sometime in 2024, according to a new report from Fitch Ratings. The idea now is for co-owners Rithm Capital and the von Finck family to inject nearly $40 million of cash into 745 Fifth as part of a $275 million refinancing package. They have also pledged $25 million in future funding commitments for leasing costs, capital expenditures and other items, Fitch said.

Their goal is to lease nearly 200,000 square feet of vacant office space in the 470,000-square-foot prewar building that was 37% empty as of October. The building’s retail space is fully occupied by a Bergdorf Goodman men’s store. The building is located across the street from The Plaza hotel and next to the new tower being developed by French luxury goods company LVMH, and some of its offices boast views of Central Park.
