Sewer overflows are a large part of the issue, particularly regarding False Creek. Here's Metro Vancouver's sewer map to compare for yourself. There's still a few sewer overflows on the North Shore side of Burrard inlet, but most are on the Vancouver side. False Creek also deals with more CSOs than it should considering it's a very small body of water and doesn't have much of a natural current.

Thanks!

I'm confident that it'll look better once the hoarding is down and it's landscaped to the nines, but wow I don't blame people for that initial reaction. And I'm someone who likes concrete.

Some real movement at the Quay! Le Coq Frit, whatever is opening beside it, and the cocktail bar cladding has all come down. The Japanese Wagyu place also looks close to opening. Exciting!

Assume it's Heritage beside Le Coq Frit. Those are the only four left on the coming soon section of their website.

Probably means Takenaka isn't opening?

There are at least 2 units still boarded up. The one next to the yet to be opened Japanese Wagyu place, and the one at the end at the rear entrance that used to be the beloved Fish Monger.

I assume the one next to the Japanese Wagyu place will open at some point, sadly the unit that was the Fish Monger doesn't say anything on it. For the longest time I believe the Fish Monger was going to re-open and also have a little oyster and cocktail bar, which would have been wicked. But I'm guessing after a half decade they gave up

What a shame about the Fish Monger.

Is there any indication that a green grocer/produce place a la Kins is going to open up again? One of the biggest things that's missing from the market. The fact that there's not one place to get fresh produce when you're there buying meat, bread, soup or wine is one of the biggest drawbacks of the Quay. I imagine they don't make enough money for Quay North's preference....?

No idea. The Quay redo is definitely going for a different vibe, reminds of what the New Westminster Quay turned into. I know absolutely nothing about the economics of running a Quay, so can't comment if a mini fresh grocer would be viable there - sure would be welcome though. There is space upstairs as well

Polygon Development has submitted a rezoning application to the District of North Vancouver for a 3.5 acre site they own in the Lynn Valley Town Centre area.

The site is a combination of two properties:

The OCP designation for the site is: Residential Level 5: Low Density Apartment and Residential Level 6: Medium Density Apartment.

The rezoning application proposes four 6-storey buildings that include:

408 total units;
64 rental units (including 32 replacement rental units);
344 condo units;
27,000 SF of commercial space;
Two levels of underground parking with 450 stalls.
A total density of 2.50 FSR.

On the Seawalk again – love that walk – but what are we looking at here? This was taken between 21st and 22nd, looking towards Vancouver Island. That should be Lighthouse Park and the southern tip of Bowen Island on the right. However, drawing a line on a map, there do not appear to be any Gulf Islands along the centre line as Lasqueti and Hornby seem too far north. Could that be the Nanoose Bay peninsula?

(Sorry for the image quality; it's zoomed in with a phone.)

Seems most likely it's Nanoose Bay and it does seem to have some "hills" on either side of it.

Tokyo Wagyu Works announced they are opening at the Quay on Dec 1st

Looking forward to that one. Don't associate what is usually quite high end meat with a food court
