Wouldn't this site be ideal for the tallest building in the city? any thoughts on this? reasons why it couldn't be?

The Empire State Building is to the skyline like a centerpiece candle is for a dinner table.. you don't overcrowd it and you don't build taller than it. Some people like this site blank because you can see the ESB from Penn Station.

You can see the ESB even before you come out of Penn Station, even begore the hotel was demolished. But, a huge development site, next to the biggest transit hub isn’t meant to be vacant.

Obviously it's not going to be permanently empty or vacant but there's a lot of development going on in this whole area along with Hudson yards part 2 and the bus terminal

CEO Steven Roth said Tuesday that his firm has received requests from prospective tenants interested in a substantial block of space in a new tower that would rise up across the street from Penn Station and Madison Square Garden. Roth wouldn’t disclose to whom he’s talking or how much space is sought, and cautioned that nothing may come of the talks. But he did say the discussions are moving along.

“This is not just kicking the tires,” he said on a conference call to discuss quarterly results. “This is serious business.”

In 2008 he was on the cusp of developing an imposing 2.8 million-square-foot tower designed by Cesar Pelli to serve as Merrill Lynch’s global headquarters. But Merrill collapsed in the global financial crisis.

Two years later Roth scaled back his plan a bit, proposing a 2.1 million-square-foot tower reaching 68 stories, or 1,216 feet – about as tall as the Empire State Building excluding the spire. Nothing came of that, though, evidently because an anchor tenant couldn’t be found, and in the meantime rivals including The Related Cos. and Brookfield Asset Management developed office towers at Hudson Yards and Manhattan West. In 2023 Vornado demolished the Hotel Pennsylvania, located at 401 Seventh Ave., which was designed by legendary architects McKim Mead & White.

Analysts reckon a 2 million-square-foot tower on the site would cost $4 billion to develop. That lofty price could pay off because the market for high-end office space in Manhattan is strong, and rival developers are moving ahead to boost supply. BXP is building a 1 million-square-foot tower at 343 Madison Ave., while SL Green has assembled a development site across the street. A few blocks north at 350 Park Ave., Vornado and Rudin are preparing to start work on a 1.7 million-square-foot tower for Citadel, the big hedge fund.

The best Class A space leases for $140 per square foot or even more, according to brokerage firm JLL, and Roth said that’s a price many companies are willing to pay.

“The tenants we’re talking to, they understand the math,” he said.

Good news. Looks like this might finally be moving forward.

Hopefully they sign an anchor tenant shortly.

They say they are getting serious interest there, and I believe it, the way 2 Penn has been filling up. Last chance for any major design changes.

Immediately across Seventh Avenue from Penn Station, the busiest transit hub in North America, the site was home for 104 years to the Pennsylvania Hotel, sitting atop the railroad tracks as they continue east from the station toward Long Island and points north.

New York politics abhors a real estate vacuum. So, plans for the site poured forth like commuters emerging from the dismal corridors of Penn Station. Tony Simone, the local Assembly member, proposed the site be converted to a Bryant Park-style green space, as part of a larger reimagining of the Cuomo-era plans for the neighborhood, which was heavily tilted toward office towers.

At the same time, The Grand Penn Community Alliance, a civic group funded by conservative promoters of classical architecture, has offered a plan to move Madison Square Garden to the site and rebuild Penn Station, with a large park facing Eighth Avenue.

Even with New York’s demonstrated ability to build things on top of each other (Exhibit A: Penn Station and Madison Square Garden), it would not be possible to do both of these, even if the owners of the Garden and the Pennsylvania Hotel site agreed.

The Grand Penn Alliance was even more discreet. The Trump administration has issued a request for interest in being the master developer to transform Penn Station.

One of the conditions set in the request is that only Amtrak or the Trump administration speaks to the press about the project. “I am sure you understand,” an official of the alliance said in declining comment.The Pennsylvania Hotel site is covered by a redevelopment called the General Project Plan, or GPP, which replaces local zoning with a state-run process.

Amtrak declined to weigh in on the future of the Hotel Pennsylvania site.

We'll know by May if this site (and this area) will be truly transformed. I suspect that Vornado would like this too. This area would go from schlock to glitz quickly. An extraordinary amount of development would follow.


I'd like to see a 1,600'+ tower on the Gimbel's site.

As far as I can tell, when it comes to 15 Penn/Penn Station/MSG, what is or isn't happening is no more known to NYguy as it is to anyone else on here.

The new design seems as banal to me as the previous ones. It adds nothing new. Vornado's architectural tastes are as banal as Larry Silverstein's for the WTC Tower 2 project.

I can tell you this for sure, and for a whole variety if reasons, is that a new MSG won’t be built there.

This latest version is exactly what should be built there. A classic New York skyscraper. If the Empire State and 30 Rock had a child, that’s what it would look like. The prior designs would work better on Park Avenue, but not so much in the vicinity of the Empire State.
