They have now dismounted signage for Home 2 Suites by Hilton on the vacant lot adjacent to the Hampton Inn near the TCH/Mapleton interchange.

I wonder what this means?

Are they reconsidering this project, or, is this in preparation for construction?

or,

Could they be thinking about going back to the proposed initial downtown site at the Junction Urban Village.

Hmmmmm.............

Another typical "who knows what's going on behind the scenes" scenario. But it would be great if they were planning to go back to the Junction. Getting this development kick started again would be another downtown good news story.

I still think a 55 Queen type building would be excellent along the Main Street section of the property. It just seems like a better use of the available land, and a better return on investment than a stand alone hotel.

Like 1222 Main, we wait.

Another new retail addition to Tannery Place.

The Carefree Cakery will be moving into a vacant CRU in Tannery Place North.

Website says they are moving, and hope to be up and running in their new Tannery Place location in mid September.

This is going into the former Yuzu Sushi spot. A good catch for the Tannery Place complex.



I think this will be more popular and successful than Yuzu. Fruit bowls, smoothies crepes and waffles.

Another new business for Tannery Place:



Gem Studio is a franchise where classes can be booked to craft your own costume jewelry. It's kinda like Brix Experience, except for jewelry.

This is only the 7th location in Canada. All the other ones are in larger cities.

So, this makes three new businesses in Tannery Place, all currently under construction:
- The Carefree Cakery
- Flavors Spot
- The Gem Studio

With this flurry of construction, there will only be one vacant CRU left in the development.

Well at least there is some good news that there is other plans for some development downtown.

I am not at all surprised by this.

I think Westmount and Du Parc are being cautious, perhaps justifiably so.

They were originally banking heavily on the Home 2 Suites by Hilton (before they decided to decamp their plans to Mapleton). Your post suggests that Hilton has also reconsidered their revised plans for Mapleton. Do you know this for sure? Is this what your contact says? I was hoping Hilton was just putting things off until the Mapleton/TCH interchange reconstruction was completed.

After Home 2 Suites decamped, their next plan was for a commercial/office building on the corner of Ivan Rand and Vaughan Harvey, then the office market in the city tanked.

Their options were running out.

Of course, they could just keep on building mixed use apartment buildings. This plan is obviously working very well. The existing buildings are popular, and the ground level commercial space is nearly full, but, with construction activity at the Gateway Towers ramping up, and Infinity Tower almost a certainty for next year, I can understand that they might be nervous about overcapacity in the marketplace.

I'm worried however that the pause they are planning might last longer than 1-2 years.

I can’t say for sure about the Hilton, I think there is still plans for the Mapleton rd area, but it’s on pause for now. The rest of Junction, is still in the works it’s just a pause, I haven’t been giving a timeline, I know that a Hotel is an addition that they want, but it’s finding the right partners, I think its really about patience right now. The developments are coming, but economic uncertainty because of Trump, the immigration changes, its put everyone a bit on their back foot. There is a push for people to return to offices, covid knocked everyone back a few years. Now it’s resettin.

On pause for now.

There is uncertainty given other major projects downtown, Trumpian tariffs and immigration policy. Cautious developers will take a go slow approach. Other developers with greater vision and deeper pockets may be more aggressive.

I suspect nothing for a couple of years at least.
