Demo imminent with renderings on the banner—anyone up to taking a closer look? This is being developed by Wilson Capital so I wouldn’t get too excited until actual construction starts.

Does that fence go all the way to the train track?

A 28-story building in this location would be pretty substantial for the area - especially as this isn't right next to all of the other Domain density and is right across Braker from a 4-story apartment building. Worth watching, for sure.

I wouldn't get my hopes up for this project just because it looks like demo is imminent. The site plan application has been stalled for close to a year because Wilson hasn't paid the required fees to the City to continue the approval process. But I would like to see a photo of the rendering on the banner.

He has surpassed both Stacy and Sutton. Not quite Paul territory yet.

EDIT: That is the backside of the 2545 Brockton site which would be why the taller buildings in the view line up similar to a 2500 W. Braker view.

Brandywine filed a new site plan for the 66 acre UptownATX site about a month ago. There are not many details yet, but it's related to infrastructure changes based on the minimum info. Rehabbing the three IBM office buildings instead of replacing them with more significant mixed use buildings is disappointing, but not unexpected in the current market. At least the Red Line station is finally moving forward.

^ This doesn't seem surprising - especially in this market, as you said. I'd be curious to see if there is at least any effort to develop any other surface parking lots at some point, even if after renovating the existing structures.

Avalon Bay Communities has broken ground on Avalon Northwest Hills, a 252-unit multifamily project in Central Austin, Texas.

This is the company’s second ground-up construction project in the city. First move-ins at Avalon Northwest Hills are scheduled for late 2027.

The podium-style property will rise between Texas State Highway Loop 1 and Loop 360 in the Northwest Hills suburban neighborhood of the city. The area is one of Austin’s most supply-constrained submarkets, with only one other groundbreaking this past decade.

The multifamily development will rise between the city’s downtown area and The Domain, allowing easy access to multiple employment centers entertainment hubs and retail options.

Amenities at Avalon Northwest Hills will include a fitness center, pool deck, resident lounge with coworking spaces and a rooftop with additional indoor and outdoor amenities.

AvalonBay Communities’ multifamily footprint in Austin spans 1,527 units across five properties, according to Yardi Matrix. Three of these properties are completed, while two other developments are currently underway. Avalon Tech Ridge, another project in the city, is expected to finish construction early next year.

Northwest Hills used to be a suburban neighborhood.

Uh, but yet it defined as central Austin these days.

Interesting writing on that website.

Any idea what the exact location of this is? Northwest Hills extends as far north as Jollyville Road, so perhaps in that vicinity, or Far West Blvd.

Gotcha, thanks. With the higher elevation of that property the building will really stand out.

There is apparently a cave that runs under that site from posts to my X. I believe this project will have one underground parking level, so I'm wondering how that will interact with the cave system.

We know they won’t (price points likely don’t justify the expense)—but it would be a really unique feature if they could incorporate an amenity in the cave system.

Portman Underway on 2545 Brockton in Austin, Texas

Quote:
National developer Portman today announced it is underway on 2545 Brockton, a luxury, 429-unit multifamily community in North Austin, Texas. The project, which will be developed in partnership with Austin-based Generational Commercial Properties, marks Portman’s first mixed-use and residential project in the market. Site work has already begun and Portman expects to deliver the project by March 2028.
