Upcoming RAA Neighborhood Meeting & Other Fillmore Area Developments

There's an agenda item for tomorrow's meeting regarding a "Development Presentation - 4th Ave, South of Fillmore".

Anyone have any insights into this?
  • I recall there being a proposed project at 377 N 4th Ave, 1-2 years ago. I think it required the demo of the old home at 375 N 4th Ave.
  • There was another one at 371 N 4th Ave but I think this home might be historic and would be rehabbed. The plan also included an additional multifamily component, a couple of floors. I remember there being some pushback from the City because they wanted Taylor St to continue through 3rd Ave but Developer wasn't able to pencil it out or something like that?
  • Also, I submitted a public record request for "Townhomes on Taylor" at 475 W Taylor St
  • Speaking of Fillmore, anyone what's up with Phase 2 of The Fillmore (SWC of 5th Ave & Fillmore)?

Okay so 371 N 4th Ave was the wrong address. This project is for 353, 357, and 361 N 4th Ave. The Coe House (365 N 4th Ave) is not part of this.

Mercury 4th Ave is a 8-story vertical mixed-use development with 80 residential units and 3,729 SF ground floor retail with relocation of Taylor Street Paseo alignment. The relocation will be slightly to the North and will go in between this project and the Coe House and then it will come back down.

I want to see these smaller scale projects ! ! Missing MIddle housing

I will say I don’t like that they aren’t going to try to continue a full “street” through these weirdly long blocks all the way to 1st.

I think the city should insist on it

The city would have to condemn them. There's very little room to demand these kinds of dedications.

New York developer plans $100M apartment tower in downtown Phoenix Warehouse District

Finally some construction news. Another parking lot in the Warehouse District bites the dust.

New York-based Gallium LLC is working to develop a $100 million luxury apartment tower in the Warehouse District of downtown Phoenix.

The seven-story building at 602 E. Grant Street would be built near the new Phoenix Suns headquarters and Phoenix Mercury training facility, across the street from Arizona State University School of Art's Grant Street Studios.

While Gallium has been developing commercial projects in metro Phoenix for years, this will be its first multifamily project, said Jaf Glazer, managing director of Gallium LLC.

The 2.34-acre parcel is within a federally designated opportunity zone, where investors can invest in this project, hold it for 10 years and defer capital gains taxes.

Construction is slated to begin by the fall or winter of 2026, Glazer said.

He's currently in escrow to buy the land, and will close on the transaction when he pulls permits. The property currently serves as a parking lot, he said.

Gallium is working in partnership with Elevate Cos. of Colorado to develop this project, with New York-based DXA Studios as architect.

The project will include about 15,000 square feet of ground-floor retail and amenities, including a padel court, gym and pool.

"I would like to complement it with retail that can activate the area — something that would lend itself to some type of entertainment concept," Glazer said. "The development's lively ground floor will feature a variety of complementary retail spaces that invite residents and visitors alike to engage with the neighborhood's unique energy."

Gallium exec: 'Constantly looking at new deals'
The first two floors of the project feature about 400 parking spaces, with the other five stories dedicated to residential units, he said.

"We're seeing a migration of younger professionals moving to downtown Phoenix," he said. "Compared to other submarkets, we feel there has been a void in the quality of a product offering to really address design and quality and building that would be iconic."

Glazer said this project will be just the beginning for Gallium.

"We're constantly looking at new deals with partners," he said. "We're looking at something in Tempe right now. We are very actively looking for new deals."

Glazer said he was attracted to that area of downtown Phoenix because it gives off a nostalgic industrial energy vibe.

"It will be great to activate that space near the Suns," he said. "It's gonna be something that will add character to the neighborhood."

I used to work at the Lawrence building next door. That's wild. The planes landing every 2-3 minutes at 8am directly overhead was fun, we had to stop talking for 15 seconds everytime. I hope they triple-pane and seal the windows properly, build it like it's an airport hotel.

Funny that a New York developer would consider a 7 story apartment building a tower. I guess in Phoenix that might be true.

Glad to see the lot getting developed otherwise.

It’s beautiful, hopefully this kickstarts more growth heading south toward the Warehouse District. That area could really use some love, it’s pretty rough around the edges. When you’re flying into Sky Harbor, it’s one of the first things you see, and honestly, it doesn’t give the best first impression of downtown Phoenix.

That design is pretty sweet. Grant street is a true diamond in the rough and it has some real character. Sounds like these guys see something. Cool to see some higher design proposed for the area. There is a lot of opportunity to infill around grant and to the stadiums/warehouse district and create a brand new neighborhood focused around grant street as a core.

I guess I haven't been by that corner of Downtown since I moved back but the Henri on Van Buren has its construction shroud up and its presence on the corner is a lot larger than I would have otherwise thought.

Like the materials and texture the rendering shows...I hope it does not get V.E.d into cheap stucco.

It certainly seems overhyped.

Wasn't the Roosevelt Land Yacht Club supposed to be somewhere on that lot or next to the parking garage? Maybe I'm thinking of a different lot. I guess that fell by the wayside.

I could have sworn the original renderings for this had the exterior as a bright color like white or.silver? Certainly not matte black lol. Also, come on. They made an apartment buildings look maximally like a parking garage.

Drove by it last week...it looks really bad in person. If metal paneling had been used and budgeted, it would have given it a better look, IMHO.

Yeah - its quite bad. The cool form doesn't even make up for it because you can't even see the folds in the facade with the matte black color. Its too bad.

They changed the design to the black matte look. I walked passed it during First Friday and it's an ugly looking building. It might look amazing inside, but I can't comprehend paying $1,900 to live there. It does not fit on Roosevelt Row or any part of Downtown Phoenix.

Anyone know what’s going on with those casitas next to Mats Big Breakfast downtown? It’s been done for months but no one is loving there still.
