There is still speculation that an office tower might rise here, but so far, filings for the residential tower continue.

With new construction virtually stopped and the trophy towers of One Vanderbilt, Hudson Yards and Manhattan West filled up, companies searching for space looked elsewhere.

They first turned to Park Avenue because of its close proximity to Grand Central, which seemed more convenient than ever for employees returning to the office, especially from the Northern suburbs. With its historic reputation as the premier office address, vacancy rates for Park Avenue declined to less than 10 percent in 2024, far below the city’s average, according to CoStar.

Aby Rosen’s RFR Holdings put about $30 million into the Seagram Building, considered the Rolls-Royce of buildings when it was built in the late ’50s. It’s now fully occupied, averaging leases in the mid-$200s per square foot. Some tenants at Seagram are making forward commitments for 2027 and 2028, son Gaby Rosen noted, because of concerns about finding space in the area.

“Even though the overall market availability rate is still relatively very high, there is a lack of supply of big block space,” Gaby Rosen of RFR said. “And there happen to be 30 to 40 tenants right now in the market looking for big block space in and around Grand Central and Midtown East.”

All permits moving through the DOB are still fir a residential tower. So if they’ve changed plans, they haven’t filed for it yet. In the meantime, we’ll likely be moving to excavation phase either way.

The building, developed by Related and Oxford Properties, isn’t expected to be completed until 2028. Similarly, Simpson Thacher took 700K SF at Extell’s 570 Fifth Avenue, and C.V. Starr signed on for 275K SF at BXP’s 343 Madison.

According to industry leaders, the shift is driven by firms in finance, law, and consulting prioritizing in-office collaboration and using high-quality real estate as a recruitment tool.

“These growth sectors believe the office experience is essential,” said CBRE’s Mary Ann Tighe. “They’re looking to upgrade, and that means new buildings and large footprints.”

New office towers are rising across Manhattan. Projects include RXR and TF Cornerstone’s 175 Park Avenue, Related’s 625 Madison, Silverstein’s 2 World Trade Center, and BXP’s 3 Hudson Boulevard. Each is competing for tenants in a tight top-tier market.

While new construction is underway, Manhattan’s total office inventory is shrinking. Between Q2 and Q3 of 2025, the city lost 16.7M SF of office space—mostly due to office-to-residential conversions, according to Savills.

The crunch is most evident at the top of the market. Vacancy rates for trophy buildings are down to just 7.6%, with Midtown trophy office rents hitting an average of $132.24 PSF. At iconic buildings like One Vanderbilt and the Seagram Building, rents are exceeding $200—and in some cases nearing $285 PSF.

Now that I can see a clearer diagram, I put this tower at 1,264 ft (1,310 - 46).

It's too bad the base doesn't wedding cake (graduate) transition into the tower. That profile would look incredible. Unfortunately the zoning has forced this short base/setback tower arrangement which isn't ideal IMO.

That could be cool but I personally like the straight shot to the sky without much in the way of setbacks.

You can see here, the sky-garden looks open. We need to see actual renderings, which will be better quality.

That design looks very RAMSA. Variable window sizes and a PoMo facade. The base is very glassy but Stern is no stranger to that. The crown is basically a copy+paste from his other projects.

however, this is likely the initial plan for a residential supertall. If Related pivots to offices as indicated the design will probably be radically different.

The more I look at it, the less sold I am. It seems to have a simple stone facade with a lot of glass. The simple box shape would have worked if there were a lot of Stern-style details which this lacks.

I'd rather have something like Stern's very detailed 800 Fifth than two huge glass boxes here and at 655 Madison.

Anyway, it seems that Related is proceeding with the condo/hotel plan, rather than office.

If this thing is really 1,264', that's taller than the architectural tip of the Empire State Building.

This tower would be the 5th tallest overall in Dubai.

Simply incredible that it's going to be just another drop in the ocean in NY.
