Agreed. I have to imagine this is a first of its kind project in the city of San Antonio in terms of amenities and finishes. Beautiful building!

Maybe the next one will have a more attractive building. I appreciate this one for what it adds to the skyline, but it's far from my favorite building in the city.

If you go to each floor plan it tells you how many units are available so I just subtracted that from the total number of units.

Today I count 246 available. So 354 - 246 = 108 rented out. 30% occupied.

Is that a good pace?

Considering it's the first of it's kind, a residential high rise in downtown San Antonio...and opened about three months ago...and a studio starts at 1,400 dollars a month...it's a mild success. Depends on how 2025 goes I imagine by next summer it would be half occupied. Does this mean they're gonna start copy pasting this tower on every corner? I doubt it, but I think it's a confident sign that Graham Weston should pursue the Robert Lee and get it all nice and spruced up down the line. He basically owns downtown anyway lol, might as well add to the portfolio.

This development opening coincides with a period where the entire San Antonio apartment market is overbuilt. Properties across all submarkets in the city are currently offering incentives to attract renters.

Leasing update 300 Main

Drilling down into the numbers, Khalil said most of the growth is coming from submarkets like downtown and Midtown, which makes sense given that those areas have lower construction rates than the suburbs, so they're easier to fill.

"We’re seeing faster lease-ups in San Antonio’s urban areas. The suburbs are suffering," he said.

Across downtown and Midtown, the average lease-up time is around one or one-and-a-half years. Those areas are more attractive to people seeking more walkability and downtown-focused lifestyles.

"What's interesting is a luxury product like 300 Main is leasing up faster than many more affordable housing projects," he said.

Weston Urban's high-rise project in the heart of downtown, which opened last fall, is already more than 40% leased, according to CoStar.

Just an update as of today I counted 160 units available out of 354. Roughly 55% leased. 4 of 10 penthouses leased (31st and 32nd floors).

I wonder how the Floodgate is doing. Idk maybe the market for this kind of stuff downtown just isn't really there. I saw a video on tiktok where supposedly one of the PHs at 300 Main is $12k/mo.

I think there IS a market there for this type of product, but as you can see its a slow market. The economy right now isn't helping either. SA just doesn't have the money base to fill these up fast like the Austin/Dallas/Houston markets. SA would have to see its white collar jobs numbers start to come up for these types of developments to fill up.
