Lots going on. Hopefully 50 and 55 Hudson can start and Phase II and III of Urban Ready Living. If most of the pipeline projects have shovels in the ground, skyline and density set to increase rapidly.

Updated Renderings Revealed For Harborside 8 And 9 In Jersey City, New Jersey

A new batch of renderings has been revealed for Harborside 8 and Harborside 9, a two-skyscraper mixed-use development along the Hudson River waterfront in Jersey City, New Jersey. Designed by Elkus Manfredi Architects and developed by Veris Residential, formerly known as Mack-Cali Realty Corp., the project consists of the 68-story, 680-unit Harborside 8 and the 57-story, 579-unit Harborside 9. The latter gained approval from the Jersey City Planning Board last week and will stand 607 feet tall and rise from an eight-story podium. The property is currently occupied by a 169,000-square-foot open-air parking lot bound by 2nd Street to the north, Harborside Place to the south, Hudson Street to the west, and the 18-story 3 Second Street at Harborside office tower immediately to the east.

Aerial and street level views preview the scope and appearance of the skyscrapers and their glass curtain walls. The buildings incorporate a mirrored symmetrical design with alternating expanses of reflective glass and sections with mullions dividing the panels in two- to three-story grids. The ground floors feature metal paneling and Harborside 9’s multi-story podium has a contrasting fenestration with gray paneling and rectangular windows.

Harborside 9’s residential inventory will consist of 96 studios, 376 one-bedrooms, 166 two-bedrooms, and ten three-bedroom units. The building will include also a 15-percent affordable housing component with 87 units in compliance with Jersey City’s Inclusionary Housing Ordinance (IZO), which wasn’t in effect when the Harborside 8 tower gained approval by the Jersey City Planning Board in 2020.

Alongside the residential component will be 14,840 square feet of commercial space across Harborside 9’s ground floor, 300 bicycle parking spots, a new east-west vehicular roadway cutting through the middle of the parcel, as well as an enclosed parking garage with 555 spaces, 300 of which will be for the use of Harborside 10’s office workers to compensate for the loss of their parking lot.

Residential amenities at Harborside 9 will sit on the ninth floor and include a pickleball court, indoor fitness areas, a game room, coworking space, and an outdoor deck featuring a swimming pool.

No construction timeline has been announced for the skyscrapers, nor any indication of which will break ground first.

Panepinto to Build 68- and 57-Story Harborside Skyscrapers in Jersey City

During their September 16 meeting, the Jersey City Redevelopment Agency (JCRA) approved a pair of resolutions related to Harborside 8 and 9. The two-phase development consists of residential and retail high-rises set to be built at a large surface parking lot at 3 Second Street and 242 Hudson Street.

The development, long been owned by Veris Residential after they acquired the assets of Mack-Cali, first gained approval for the first phase in 2020. The JCRA’s resolutions now designate two companies called HS-8 Holding Co. LLC and HS-9 Holding Co. as redevelopers of the site.

Both of those companies are subsidiaries of Panepinto Properties, the company behind a 53-story tower called Pathside in the Journal Square neighborhood that is nearing completion. Jersey Digs reported on construction work on Harborside 8 that finally began at the property over the summer, which will now be completed by Panepinto Properties.

GN Management Acquires Harborside 9 Development Site In Jersey City, New Jersey

Harborside 9 is approved for 579 residential units, including 87 designated as affordable housing, representing a 15 percent affordable component. The project will also feature 14,800 square feet of ground-floor retail and a 555-space parking garage. This development is part of a broader master plan that encompasses Harborside 8 and 9, totaling more than 1,200 residential units across 4.2 acres.

GN Management plans to begin work on the site following minor refinements to the site plan, with a development start targeted for 2027. While Harborside 8, a future 65-story tower, remains under the direction of Panepinto Properties, the transfer of rights for Harborside 9 enables both phases of the plan to proceed on aligned timelines. The transaction was brokered by Jim Pompa of Coldwell Banker.

The site is accessible by multiple transit options, with nearby service from the Exchange Place PATH station, Hudson-Bergen Light Rail, and ferry terminals connecting Jersey City to Manhattan and other parts of the region.
