FAA Filings Reveal A Pair Of Towers Proposed To Rise 685-Feet In Brickell

A September 23 filing with the Federal Aviation Administration (FAA) reveals building permit applications for two 685-foot-tall buildings. Located along the eastern frontage of Southwest 2nd Avenue between Southwest 8th and 9th Streets in Brickell, the structures would rise 699 feet above sea level and occupy the western third of the city block. The property is owned by Millennium Developments of Brickell LLC, an affiliate of the prominent Coto Family of Argentina and Aston Martin Residences developer G&G Business Developments, spanning nearly 0.93 acres, including four parcels of land addressed as 161 and 195 Southwest 9th Street and 190 Southwest 8th Street.
No renderings, site plans, or preliminary details are available, nor has the property owner/developer made announcements for the two-towered project.

When the UDRB submission comes we'll know... but I assumed because most Miami projects use stucco unfortunately, It doesn't seem out-of-line with this developer.
Coto family proposes 464-unit resi tower in Brickell
Plan is for 55-story building on less than an acre
The Coto family, developers of the Aston Martin-branded condo in downtown Miami, propose a 464-unit residential tower in Brickell.
G&G Business Developments, led by Germán Coto, proposes a 55-story building on a nearly 1-acre lot on the southeast corner of Southwest Eighth Street and Southwest Second Avenue, according to a pre-application the firm filed to Miami-Dade County late last month. The project is called Calle 8.
Designed by BMA Architects, Calle 8 has a triangular-type shape that results from the levels receding back in a tiered way on one side of the building, renderings show. G&G Business is considering two options for the commercial space on levels one to five. One option is a concert hall and another option is for a retail complex that includes a department store, according to the application.
The filing does not specify if the units will be condos or apartments. G&G is seeking a pre-application meeting with county administrators, which developers generally request to obtain Miami-Dade staff members’ feedback on projects prior to filing official applications.
Calle 8 is planned to rise 70 stories, or 736 feet above ground level and 750 feet above sea level, and include:
464 residential units 75,736 square feet of performing arts, with theater seating spread over 8 levels
653 parking spaces, with the highest garage floor on level 15
The landing area is a theater apparently? If so that's supremely awesome. Really innovative stuff for Miami. Hope this comes true

Calle 8, one of Brickell’s most distinctive proposals in both form and function, has just undergone a major change in its design. The update is being led by Millennium Developments of Brickell, an affiliate of G&G Business Developments: the same firm behind the Aston Martin Residences in Downtown Miami. G&G first proposed the project in 2023 and has since overseen several design revisions, the latest of which was submitted on October 17th. The newest plans remove the previously proposed music venue from the tower’s podium, replacing it with residential units to create an almost entirely residential tower. Despite the changes, the BMA Architects–designed building will retain its signature triangular design.
Love it! This will surely break up the flat top skyline. Also, I'm loving these observation deck styled pool decks (Similar to Aston Martin's pool deck).
