It's just the changing of the dynamic of multifamily development. CHMC is favoring non-profit development. They can likely get more value selling to someone like UWCRC et al.

It's probably a good thing in the end. P3 can really drag these developments out.

Maybe a developer with a bit more fire in their bellies can expedite this project now.

So unfortunate. That was such a good project and that area has such good bones. That intersection is already such a busy hub, would be good to see a couple of towers go up there. Prime spot being smack dab in between downtown, the west end, wolseley and HSC

I can't find a link but I seem to recall this site being listed for around $1.5 million when it still had the one-storey vacant car dealership on it about 6-7 years ago.

I get that P3 demoed the building and secured zoning approval, but to list it for $6.5 million just a few years later is a crazy mark up.

i'm guessing they have investors whose patience is wearing thin given the speed of their developments (and bad luck e.g. the fire at the harkness building), and are hoping they can juice their returns with this?

Yeah, that's unfortunate and bit a frustrating to say the least.

That lot can't stay empty forever though. Not after we have seen other progress nearby.

For now, I guess this is to be continued...

Did it dream up some renders from Carrington for the London St site? There site banners sure are tattered from the wind lol

Edit. No i didnt. Pretty bland and in line with the previous building. The neighbours would not accept anything more.

Hey, they and Paragon are the only two local developers that are actually building decent sized multi-family in Winnipeg. We may not find there designs stimulating, but they are building quality concrete structures all over the city.

Seems like a lot of hate towards Carrington on this site! They're taking on some great projects in my opinion, although i understand people not necessarily loving the design..

I think any "hate" being directed towards them is just because of the one project downtown (Donald@ St.Mary) where they stripped all the brick from the design. Otherwise I think people have been pretty supportive of their developments around the city. I personally don't mind their designs; it's mostly black and white, clean lines, inoffensive architecture. And they get things done quickly.

As long as they keep building good, quality builds on surface lots, theyre good in my books.

And as long as they don't morph into a developer that starts building towers with 400-500 sq ft suites.

And even then I think everyone would be oK with DSM filling up a parking lot if they had been building it that way from the start. It's just because we got to see a much better render of what that building COULD have looked like.
