Looks like we may be finally hitting the first setback on the east facade.

From the west, I am thinking this starts to have the same impact as One Bennett Park?

Has anyone received word of a height bump. Chicago Yimby is reporting that the building will be 858 feet tall.

Yeah 858' is the figure on the Related website.

SOM's website says 841', which appears to be the height of the final concrete floorplate. The building has two levels of crown / mechanical screen above that, 8.5' each, for a total of 858'.

I think one of the issues I see with the facade is that the spandrels are way too dark. It makes them read as one with the glass, looking more like pinstripes than punched openings. But time will tell. Maybe compositionally once it's done it'll read better.

I suspect that's by design, in order to reinforce the contrast with the fluted metal panel next to the glazing; it emphasizes vertical linearity, but there's still room for contrast once the massing starts breaking up with the setbacks. And ultimately, you can't hide the floorplates, they'll still be visible at night, which will break up the vertical lines, especially with individual bays lit up.

DuSable Park Plan Commission 10/2025

Looks like the amendment for DuSable Park is on the plan commission agenda for October 16, 2025.

The application is up, but the presentation won't be available until the Friday before the meeting.

https://www.chicago.gov/content/dam/city...Lake_Shore_Dr_PD_368_Application_798.pdf

A proposed Lake Michigan and Chicago Lakefront Protection Ordinance application, submitted by the Chicago Park District, for the property generally located at 451 N. Lake Shore Drive. The property is currently zoned Planned Development #368 and is within the Public Use Zone of the Lake Michigan and Chicago Lakefront Protection District. The applicant proposes the development of the 3.44-acre DuSable Park with pathways, open space, and amenities.

Nice pics, thanks for sharing!

This tower is going to look pretty imposing and impressive from Navy Pier. It helps fill a "gap" in the skyline from that perspective as well.

10/4 - View from the south along the lake front trail

You can see the first setback clearly from this angle.

I was randomly looking for pictures of the newly completed piers on the north end of Navy Pier, when I came across this nice photo that includes a good shot of 400 N LSD, most likely from a month ago:

I feel like this is the revealing moment for this tower with the setbacks starting to take shape. I haven't been a fan of the facade, but I can get over that if the setbacks look sexy......... That's my hope at least.

I cycle past it almost every day and I can say that the way the light hits the bay windows is just mesmerizing. The north/south facades are spectacular and unique compared to the Streeterville banality. The east/west facades on the other hand- yeah not SOM's best work there.

drove past on LSD this past friday. First time I've seen it clad in person. It'll look great at the end of the day for what it's worth.

I think we should all take a moment to appreciate the fact that we live in a world where the Spire hole is no longer a reality.
