The province bought the Sunset Motel for $950,000 in June of 2024. They have regrets.

The Suset Hotel was over 100 years old, dilapidated, and portions of the building had been sealed off because of safety concerns. A new building with 31 affordable units is actually a big step up.
To be honest, it’s ugly and looks like it belongs nowhere near a downtown. The siding, the windows, the building. It’s ugly and I hope whatever they build with 31 units, even if it’s affordable housing, will be told they can’t use wood siding, metal siding none of that garbage downtown.

Thierry Lebouthillier from Bower groupe has a reputation (not sure if true or not) for constantly nagging about and reporting to the city buildings neighboring his properties till they are repaired or reach such a level of demands from the city they are no longer viable to repair and become condemned. Pretty smart tactic if true, buy a property at a discount because of the offending neighbor let the city clean up the mess.

Things continue to move expeditiously at the Franklin Yards site. They have now extended the construction fencing all the way to the corner of Millennium and Grand Trunk, and, there is active site prep occurring in the remainder of the site. Lots of digging going on!

I would say that the end game for this development will begin next spring.

Yes, I noted that when I made my post regarding the potential dismal future for the Flat Iron Building and the Subway Block.

Not sure if this has already been discussed, but I came across a listing for the large vacant land south of West Main beside Rallye Motors Chrysler. The brochure and drone video are dated May of this year.

Zoned Suburban Commercial, the land supports a wide range of development opportunities, from retail and office to residential or mixed-use projects, offering flexibility to suit various investor strategies. Positioned beside the future Junction Urban Village and surrounded by high-traffic commercial anchors like Moncton Honda and Rallye Motors Chrysler, the site sits in a fast-evolving corridor poised for long-term growth. With a majority of the land already paved, developers benefit from reduced site prep costs and a simplified path to project mobilization. Location Ivan Rand Drive offers the rare balance of centrality and scale in one of Moncton’s most promising growth corridors. Tucked just beyond the downtown core, the site sits at the intersection of business, lifestyle, and logistics—providing seamless access to city amenities while remaining connected to regional highways and commuter routes. With an evolving urban fabric that includes new residential hubs, high-traffic retail, and green space enhancements, this area is fast becoming a focal point for forward-thinking development.

Not specifically discussed, no, but, we were aware of the future plans to extend Ivan Rand all the way through to West Main Street by Rallye Chrysler. I always assumed the land might be used for future residential, just like the Junction Village, but, I suppose this depends on the type of industrial heritage this property has, and the costs of remediation (if any).

Interesting that it is being offered for sale now. This of course does not mean there is anything imminent planned, but, interesting nonetheless.

Years ago, this property was used to off-load vehicles that were delivered to Moncton by rail. From there, they would then be delivered to dealerships. So there could be some remediation required, but at least it wasn't heavy industry.

I always thought of this property as a possible extension of the Junction Urban Village. If you look at the map, it's probably just a 5 minute walk from Goodlife Fitness to the eastern end of this property.

Unfortunately, the Junction developers don't appear to be enthusiastic about the Moncton market, so I can't see them being interested in this property.

If/when we see the city connecting Ivan Rand, then we'll know something is up. I hope we see it happening, because it's a large lot that could host a really nice development project.

There is now a mini tower crane at 235 university avenue. I’m not sure what’s being built here it’s so far just a one story steel structure.

I do not know for sure, but my bet would be on a specialty medical clinic. A number of specialist groups affiliated with the Dumont Hospital have offices on this portion of Universite Avenue. This is probably another one.

No worries. Thanks for the input.

I consider it an ill omen when not even an aboriginal pot shop can make a go of it in the Flat Iron building.

There's nothing wrong with the building itself. It has been rehabilitated and is in good condition, but, being next to the crumbling Subway block is a real buzz kill and, that entire block is now a dead zone.

I hope the city realizes just how critical the situation is for this block. Time is of the essence to do something (anything). I've heard that vagrants can get into the Subway Block from holes in the rear, and, occasionally squat in there. If they start a fire to keep warm, and it get's out of control, it could burn very brightly and hot given how much varnish is layered on the wooden floors in there. That would leave a large charred hole in the centre of downtown.

Come on City of Moncton - do you have a plan???

There is a second business sharing the same building as the Bunker, next to the Crowne Plaza and Baton Rouge on Main Street.'

The Pit Stop is an F1 racing simulator experience. They also offer foord and drink, and appear to be sharing a kitchen with the Bunker.

https://www.pitstopsportsbarandracingsimulators.com/

Has anyone tried this?

Between the Bunker and the Pit Stop, this building offers a very unique entertainment experience, not just for the city, but for the entire Maritime region.

A new crane has been put up in the Franklin Yards for Building #8, This is located at the corner of Millennium and Grand Trunk, and will be the second to last apartment building in this complex. A couple of small commercial buildings are also planned.
