I don't make any money from this and these updates are to share, with both locals and out-of-towners, what is happening in the city they love. Big changes at the Loewy Building, a few completions, and could the Fourth Street Bridge over U.S. 52 become a pedestrian bridge... it's all in today's update! Lets get updated!

The Grounds:
Work should start soon on the pedestrian bridge, over Silas Creek, seen in the renderings. They are submitting a construction set for the substructure.
$80 million, 130,500-square-foot office building, for 300 employees, set for completion in 2027:

Loewy Building Apartments & Retail:
The number of units was increased from 52 to 56 (between 600 and 1,400-square-feet in size) and there are now plans to dramatically expand the mechanical penthouse on the roof (nearly doubling it in size!), to create two large penthouse units, each with a 200-square-foot balcony. The rooftop amenity space moved to the basement. Included in the amenities are co-working space, bike storage, storage units, gym, bar, movie screening room, and a tenant lounge. This building will have retail/restaurant space, with four spaces available.

Salem Bottling Works:
The developer said, "Mechanical has been a challenge… plumbing as well but most of that is underground and in wall."

Union Cross Development:
The developer said, "The skies are beautiful and the progress is too at Union Cross, where concrete is poured for our 300K SF spec project. Let’s all take a moment to soak in those smooth surfaces and perfect angles — signs of success and growth ahead."

New Tenants/Leases:
Appliance One is considering leasing the former Gallery on 1st Street space, at 1530 West First Street, for a new & used appliance store.
Twin City Dentistry has hired Alliance Architecture of the Triad to upfit 230 Oakwood Drive for a dentist office.
4908 Reynolda Road will become The Lighthouse Autism Center. Ragona Architecture & Design will design the upfit.
Tropical Smoothie Cafe will open at 2539 Lewisville-Clemmons Road. Tedrow Design Group will design the upfit.
Image360, is "considering" moving their location near the airport to a larger location at 8090 North Point Boulevard.
Viva Barista Cafe & Roastery will open in the former Crooked Tail Cafe space, at 229 West Fifth Street.
The 3405 space at Kinnamon Village Commons is being considered for Safe Haven Play Cafe. If this location is selected, it will be a place where your kids can play, both indoors and outdoors, while you drink coffee and enjoy snacks.
New signage was proposed for Mellow Mushroom in downtown Winston-Salem:

Hanes Park Sports Facilities: Built! 
M. Douglas Crater Field is now completed, finishing this multi-structure project.

1001:
1001 has a new tenant. Interval is “a space for the arts” in Winston-Salem, created by collage artist Paul Bright and Cobblestone Farmers Market co-founder Margaret Norfleet Neff. Paul Bright said Interval will have visual, musical, dance, and will include overlaps and intersections among arts and artists. The inaugural exhibition will have illustrations, books as art objects, prints derived from nature, and live music for violin and flute.

207 North Spring Apartments:
The renovation developer for 207 North Spring Street has started a property assessment, to see if it can be renovated. You may remember this building (and the proposal for it) from a year ago, when it was in the news. If it can be renovated, within their budget, we could see five co-op units in the building, which was built in 1920. It's in rough shape, so we shall see if they are able to move forward with their plans.
Essent Mortgage Upfit: Built! 
This project is now completed! Essent is currently moving into this space, which is described by the general contractor as, "a modern, functional space designed to support their team’s growth and success."

Interstate 285:
It appears as if the Fourth Street Bridge over U.S. 52 "could" be replaced with a new pedestrian bridge (for bicycles and pedestrians only)? It's one of two options being considered in NCDOT Project HB-0031, which starts the process of replacing the Third, Fourth, and Fifth street bridges over U.S. 52. The other plan being considered would replace the Fourth Street Bridge with a new bridge that has car lanes, sidewalks, and protected bike-only lanes (with a buffer between the car lanes and bike lanes). So, when will we see something happening? ROW acquisition is scheduled for 2027, utility relocation is scheduled for 2028, and actual construction would start in 2029. NCDOT would keep at least one bridge open during construction.

African-American History Museum:
Next steps: Acquire the parcel across the street by raising money for the next phase, over two-years; if successful with fundraising, buy the parcel for $1; complete the project in one year or the parcel reverts back to the City.

Siemens Energy Expansion:
Siemens Energy in Winston-Salem is creating a new 3D printer room. Omega Construction is the general contractor for this project.
Muddy River Tavern:
Some of the beer brewing equipment and kitchen equipment arrived. Workers installed the barn doors and a bar, featuring tobacco leaves in epoxy.

SEED Center:
The SEED Center will be a learning hub for all things science, engineering, entrepreneurship, and design. Students signed the beams, which will be visible in the completed structure, and now they are officially in place!

Whitaker Park Mixed-use Project:
Green Metals Battery Innovations paid $13,576,000 for Toyota Tsusho America's 110,163-square-foot building, at 4043 Reynolds Court. Toyota Tsusho America paid $13,770,000 for it last year. For those who haven't already heard this, Green Metals Battery Innovations is a new joint venture between Toyota Tsusho America and LG Energy Solution. As you likely already know, they will extract black mass from used/old EV batteries. The opening date has changed, though. They expect the facility will open next year, without giving an exact date.

Wage Increases:
Forsyth County had the highest average weekly wage increase in North Carolina and the sixth highest increase in the United States, at 8% in the first quarter of 2025. This is according to the Bureau of Labor Statistics. Nationally, the average weekly wage increased 4.1%. Looking at other area counties: 3.1% in Guilford County; 5.6% in Wake County; and 4.7% in Mecklenburg County.
