From what I understand this was a stream restoration. What was done previously by building huge asphalt parking lots surrounding the creek and sheet flowing all of the water to it created a ravine. I've heard that they raised it over 10 feet and the water will now run slower during storms and potentially help downstream properties.

The renderings look like a dream world though. I don't imagine it will really look like that after 5-10 years.

Somewhat off topic but resonant with one of our themes/gripes…

Elon University today announced that it is “merging with” (a.k.a. buying) Queens University in Charlotte.

Both had very substantial shortfalls in this year’s freshman enrollment figures as many large universities increased undergrad acceptance to offset huge falls in grad programs due to recent federal cuts rapid policy changes.

Those seem to have hastened an already-looming crisis in demographics. I imagine this year will see a rapid acceleration of small college/university closings and restructurings.

Elon has had a couple of toes in the water in Charlotte and my guess is that they’ll move those programs over to the Queens campus and maybe start bringing some of the Queens undergrads up to Burlington.

Does anyone know the Myers Park area of Charlotte who could comment on the quality of that location for graduate/professional schools?

Renderings are certainly going to be prettied up, but I think the main takeaway is that there is a plan to put trees back along the bank of the stream.

Oh, for sure. Here's an excerpt from The Grounds website "Restoring Upper Silas Creek: Stabilizing stream banks, planting over 200 trees and 30,000 native plants, and creating a new multi-purpose nature path for visitors to enjoy, all resulting in beautiful places to gather and much-improved water quality, wildlife habitats, and ecosystem in general."

Sometimes the finished product looks better than the renderings. For an example the Long Branch Trail in the Innovation Quarter. It looks better than the renderings they offered before it was built.

Huge. I find it interesting that people outside of Winston think the City is much cooler than people who live here.

It’s an odd quote. It’s not like they are some huge presence based in Winston and moving to Charlotte for a better opportunity. They’re just closing a satellite office that isn’t even that large. Kind of comes across as bitter for some reason. Okay so a handful of lawyers couldn’t crack the market here. There are several large firms in Winston with deep history here. Maybe get over yourself and the six years you spent in the market.

I seem to remember that law firm works with financial companies, as their specialty? When they opened that office, in downtown Winston-Salem, it was across the street from one of the nation's largest bank headquarters. A bank that was known for being very well-run and a strong acquirer of other banks. I'm guessing they viewed Charlotte as too crowded and tough to enter, so they selected the second banking center of the Carolinas (Winston-Salem, at that time) and would build their brand statewide from that office. In a good example of bad timing, that bank announced a merger and a move not long after that law firm signed a lease to open an office across the street from them. Now, they are moving to the top banking center. Without the big bank headquarters, they are working with financial companies outside the Winston-Salem area. They are moving closer to their core clients.

I want to thank the photographers and local businesses, sharing updates on projects, who make this thread possible. Without you, these updates won't happen. I don't make any money from this and these updates are to share, with both locals and out-of-towners, what is happening in the city they love. Big changes at the Loewy Building, a few completions, and could the Fourth Street Bridge over U.S. 52 become a pedestrian bridge... it's all in today's update! Lets get updated!

The Grounds:
Work should start soon on the pedestrian bridge, over Silas Creek, seen in the renderings. They are submitting a construction set for the substructure.

$80 million, 130,500-square-foot office building, for 300 employees, set for completion in 2027:

Loewy Building Apartments & Retail:
The number of units was increased from 52 to 56 (between 600 and 1,400-square-feet in size) and there are now plans to dramatically expand the mechanical penthouse on the roof (nearly doubling it in size!), to create two large penthouse units, each with a 200-square-foot balcony. The rooftop amenity space moved to the basement. Included in the amenities are co-working space, bike storage, storage units, gym, bar, movie screening room, and a tenant lounge. This building will have retail/restaurant space, with four spaces available.

New Tenants/Leases:
Appliance One is considering leasing the former Gallery on 1st Street space, at 1530 West First Street, for a new & used appliance store.

Twin City Dentistry has hired Alliance Architecture of the Triad to upfit 230 Oakwood Drive for a dentist office.

4908 Reynolda Road will become The Lighthouse Autism Center. Ragona Architecture & Design will design the upfit.

Tropical Smoothie Cafe will open at 2539 Lewisville-Clemmons Road. Tedrow Design Group will design the upfit.

Image360, is "considering" moving their location near the airport to a larger location at 8090 North Point Boulevard.

Viva Barista Cafe & Roastery will open in the former Crooked Tail Cafe space, at 229 West Fifth Street.

The 3405 space at Kinnamon Village Commons is being considered for Safe Haven Play Cafe. If this location is selected, it will be a place where your kids can play, both indoors and outdoors, while you drink coffee and enjoy snacks.

1001:
1001 has a new tenant. Interval is “a space for the arts” in Winston-Salem, created by collage artist Paul Bright and Cobblestone Farmers Market co-founder Margaret Norfleet Neff. Paul Bright said Interval will have visual, musical, dance, and will include overlaps and intersections among arts and artists. The inaugural exhibition will have illustrations, books as art objects, prints derived from nature, and live music for violin and flute.

207 North Spring Apartments:
The renovation developer for 207 North Spring Street has started a property assessment, to see if it can be renovated. You may remember this building (and the proposal for it) from a year ago, when it was in the news. If it can be renovated, within their budget, we could see five co-op units in the building, which was built in 1920. It's in rough shape, so we shall see if they are able to move forward with their plans.

This project is now completed! Essent is currently moving into this space, which is described by the general contractor as, "a modern, functional space designed to support their team’s growth and success."

Interstate 285:
It appears as if the Fourth Street Bridge over U.S. 52 "could" be replaced with a new pedestrian bridge (for bicycles and pedestrians only)? It's one of two options being considered in NCDOT Project HB-0031, which starts the process of replacing the Third, Fourth, and Fifth street bridges over U.S. 52. The other plan being considered would replace the Fourth Street Bridge with a new bridge that has car lanes, sidewalks, and protected bike-only lanes (with a buffer between the car lanes and bike lanes). So, when will we see something happening? ROW acquisition is scheduled for 2027, utility relocation is scheduled for 2028, and actual construction would start in 2029. NCDOT would keep at least one bridge open during construction.

African-American History Museum:
Next steps: Acquire the parcel across the street by raising money for the next phase, over two-years; if successful with fundraising, buy the parcel for $1; complete the project in one year or the parcel reverts back to the City.

Whitaker Park Mixed-use Project:
Green Metals Battery Innovations paid $13,576,000 for Toyota Tsusho America's 110,163-square-foot building, at 4043 Reynolds Court. Toyota Tsusho America paid $13,770,000 for it last year. For those who haven't already heard this, Green Metals Battery Innovations is a new joint venture between Toyota Tsusho America and LG Energy Solution. As you likely already know, they will extract black mass from used/old EV batteries. The opening date has changed, though. They expect the facility will open next year, without giving an exact date.

Wage Increases:
Forsyth County had the highest average weekly wage increase in North Carolina and the sixth highest increase in the United States, at 8% in the first quarter of 2025. This is according to the Bureau of Labor Statistics. Nationally, the average weekly wage increased 4.1%. Looking at other area counties: 3.1% in Guilford County; 5.6% in Wake County; and 4.7% in Mecklenburg County.

I posted on it several weeks ago. (Mid-August on social media and September 1 on this thread) It's not a rumor... it's happening! The former Crooked Tail Cafe space is also leased and you'll find that tenant in my last post. Sorry for those big posts. Small projects, like these, get lost in those posts.
