The Q2 2025 Colliers East Greater Moncton Office Report is live! 🏢📊

This quarter reflects a market in transition, as demand continues to shift and tenants adapt to changing workplace strategies:

• Vacancy Ticks Up: Overall office vacancy rose to 12.1%, up from 11.0% in Q1. Moncton climbed to 13.4%, while Dieppe tightened to just 1.2%, remaining one of the most stable submarkets.
• Rents Edge Up: The weighted average net rent increased to $14.51 PSF, up slightly from $14.33 PSF last quarter.
• Major Leasing Activity: Ashford fully re-leased 100 Westmorland (70,000 SF) to a mix of government and public sector tenants.
• Market Evolution: ExxonMobil’s planned 2026 departure and the sale of 1234 Main Street signal shifts in how large-scale space is utilized and repositioned.
• Transformational Project: Construction continues at the $198M Atlantic Science Enterprise Centre, which will bring 600 to 700 government employees to the region once completed.

Greater Moncton’s office landscape is evolving, with smaller, modern spaces seeing the most demand. Explore the full report here:
Not good news that the office vacancy rate has increased, especially with Exxon/Mobil shutting down next year.

Here is the full report:

https://www.collierscanada.com/download-article?itemId=6aa8119b-ab7a-492a-b205-5d5597083bcf

This particular snippet regarding the acquisition of 1222 Main and 1234 Main by TierToo is very interesting:

Quote:
TierToo Properties acquired a portfolio that includes 1234 Main
Street, a 122,000 square foot office building currently 50% leased, with plans to stabilize occupancy.

The acquisition also included two adjacent vacant buildings and the VIA Rail
station. The seven-story structure at 1222 Main Street is being considered for residential or mixed-use conversion, while the smaller two story building is expected to be demolished as part of a broader redevelopment.
Colour me very intrigued! Is the "smaller two storey building to be demiolished" the Telegraph Building???

The way it's worded sounds like one acquisition... which would be for the train station, 1222, and 1234, all of which are on a single PAN. Maybe they meant one vacant building, not two. I don't think the Telegraph Building is/was owned by the same people as the neighbouring property.

In either case, PAOL is due for a refresh. Someone must be on vacation.

The telegraph building is two stories, the Via Rail building is one story. Hopefully, the telegraph building has also been purchased, as this would make a lot of business sense for a property developer.

My question would be: Is this new owner capable of creating a signature development that would combine the vacant land and 1222 Main Street? There is tremendous potential for something very special in this location. We should know more when the PAOL site is updated.

“The left-handed pitcher played 16 Major League Baseball (MLB) seasons from 1991 to 2007, making 683 appearances among five teams: the Boston Red Sox, Cincinnati Reds, Montreal Expos, Philadelphia Phillies, and St. Louis Cardinals,” the city said in a news release.

The intersection of Russ Howard and Rheal Cormier Drives is in the CN Sportsplex lands, and leads to the ballfields. A fitting location for these two sports legends, and a nice memorial for Rheal Cormier.

In other roadways news - it looks like the traffic light that controls the off ramp from wheeler to mountain road north got taken down today. Noticed it on a quick drive by without any damage to the base.

Is that ramp now a yield full time you think?

I noticed the other day they didn't paint the stop line in its usual spot..

Maybe they're putting in a roundabout

Are Monctonians generally fans of the roundabouts?

In theory, I think think they should work well. Yet, it seems every-time I go to Moncton I somehow mess up at a roundabout while listening to GPS instructions.

I think it would be great to see more of them in Saint John, but I think many Johners will be opposed to such a big, radical traffic re-designs.

I think in general most Monctonians are fairly accepting of roundabouts (within reason)

We have a long history with roundabouts if you include the Dieppe and Causeway traffic circles.

The five point roundabout they put in at Killam/Collishaw about 7-8 years ago fixed a major traffic headache.

The double lane dogbone roundabout at Harrisville/Dieppe Blvd & Highway 15 however has been less successful. Multilane roundabouts can be confusing, and, the dogbone handles a lot of 18 wheelers, and these trucks require both lanes to navigate the turns (tight radius). In addition, there are heavy traffic volumes meaning there can be considerable line-ups waiting to gain acces to the roundabout at peak times.

Smaller single lane roundabouts are generally not an issue, but, I find that roundabouts are not necessarily pedestrian friendly.

Roundabouts are fine, just so long as there is some sober thought given to whether or not a roundabout is truly a good idea at any given intersection.

"a rondabout if necessary, but, not necessarily a roundabout."

The stoplight at the off ramp wasn't overly effective. I think it has been permanently removed, under the assumption that exiting traffic will be allowed to merge onto Mountain Road. This is generally what usually happened anyway. The traffic light at Trinity/Mountain slows traffic on Mountain Road anyway, making it easier for exiting vehicles to merge anyway.

Title: Sports arenas/Convention center

Stage: pre design
Start date: apr 2028
Funding: state/province
Value: 187,200,000$
Work type: alteration
Building type community

https://canada.constructconnect.com/dcn/...ada/8FFBF1CD-D38E-45EA-80D6-FFC81D8E3EBB

It’s an alteration so it’s not the rumoured convention center for ashford/downing st development. Could it be renovations to the old colosseum. Either way 187 million is alot!

Notable that the funding for this is provincial.

I wonder if part of this possibly has to do with the refurbishment of CEPS and Medavie Stadium for the Canada Games?

Thats a lot of money

Whatever they do I hope that they will be thoughtful on how they spend it as the canada games are just a couple of weeks on the calendar and improving these facilities so they can generate revenue and community use in the years to come is the more important thing.

My general wishlist would be to see improvements made to where this facility can host music festivals in the future (vendor space is limited), and find a way to get the seats closer to the pitch for non track and field events. I have no idea how they can accomplish this but it would make it much more suitable for future football games and a potential professional soccer team one day.

Not really sure where to put this, but for any history buffs this was a nice (albeit short) read over the weekend about the Scoudouc industrial park being a service airfield during WW2. I already knew about this, but I had never really seen any pics of it before and never realized just how extensive the operation was. Interesting stuff.

This interesting thumbnail just popped up on the CCD Canada site:

NB - MONCTON

AFFORDABLE HOUSING BUILDING, MONCTON
NEW AFFORDABLE HOUSING BUILDING
$7,350,000
That's a substantial amount of coin, indicating a medium sized building. Does anyone know anything about this? Where are they planning on building it? If it is affordable housing, is it going downtown???

Downtown or near downtown would be a good place if it's affordable housing. These people might not have a car and being within walking distance of downtown and St. George might be a good place for it, all transit routes for the bus system connect with Main street as well.

I'm pretty sure that's the intent for Downing, as I've seen renders that indicate that. If so, it'll be fantastic, with the market nearby. I hope I'm still working downtown when it comes to fruition.
Also, when the Lafford development is finished, that'll bring a lot of residents downtown (Gateway Towers & the Tim's property). And Ashford will also add more residential units - plus the old RCMP property (hopefully something grand). It'll all take time, but downtown will look a lot different in 10 years time.
