98-100 Bearbrook Rd | 29m | 8f | Proposed

Landric Homes is proposing the development of a nine (9) storey mid rise rental apartment building at 98-100 Bearbrook Road with surface and underground parking on the property. The townhouse units are part of the overall building footprint and design for the building. The proposal calls for 168 units (159 apartment units and 9 townhouse units) and 209 parking spaces.

There will be seven (7) studio units, thirty seven (37) 1 bedroom units, seventy five (75) 1 bedroom + den units, thirty nine (39) 2 bedroom units and one (1) 3 bedroom units in the overall development plus the nine (9) ground level orientated townhouse (three and four bedroom units) facing Bearbrook Road.

A total area for bicycle storage (84 spaces) will be provided in the underground parking level of the building (42 spaces) and also an outside area (42 spaces) at the rear of the building.

Nice to see some new density in Blackburn Hamlet. The area is one of the only true 15 minute neighbourhoods outside the Greenbelt.

Did you mean encapsulated by the Greenbelt? Because Blackburn and Bell's Corners are both urban enclaves encapsulated by the greenbelt, not outside of it.

I live in Blackburn and we are indeed encapsulated. This new building is in a good location ---beautiful Downtown Blackburn where the only Blackburn shopping area is , plus doctors , dentists,lawyers , vets, banks, a gas station, a library branch and an arena. Good for the new residents. I think this new building will fit in well at that location.

Blackburn and Bells Corners have amazing potential to become to become great 15 minute communities.

Interestingly, this 9-storey Rossman-designed project was approved back on Dec 9, 2024...

... however, it is now being redesigned as a higher-density 8-storey building by Project1 Studio. At first glance it's much better-looking, IMO.


Updated proposal (June 2025)

Landric Bearbrook Property Inc. is now proposing to construct an 8-storey mid-rise apartment with a total of 164 residential units comprising a 11,743 gross floor area (GFA), with 211 motor vehicle parking spaces (33 surface and 178 underground) and 92 bicycle parking spaces (6 surface and 86 underground). The dwelling units are proposed are: 25 studio, 70 one-bedroom, 24 one-bedroom + den, and 45 two-bedrooms apartments.
