This was posted in the local facebook group for that area and many people plan to protest the rezoning. "not enough parking spots" "too busy of a street" etc.

Too busy of a street? It's lined with single family homes!! Or is it the main road that leads to the golf course?

With that logic, we shouldn't build any more residential on Portage, Pembina, St-Mary's, etc. They're much too busy already...

That is interesting, because the building below has been proposed for years (still active) for the greenfield site right behind that former dealership. The hold up has been sewer and other infrastructure issues to the site.

I wonder if this 2 tower proposal could help kick start the proposed below.

^ hard to tell...is that proposal on the south side of Sturgeon Creek?

Assessment shows that 3081 Portage property boundaries go all the way back to the creek...a little over 5 acre site. Maybe whoever was proposing the single building requiring sewer upgrades is now proposing two buildings to help pay for it?

The above proposal is right along the south side of the creek, yes. In the grassy area behind the car dealership on Google.

That is mind numbingly ugly. And of course it has that god awful burgundy colour that so many new builds feel is necessary these days. When will the burgundy end.

It seems like so many developments look like this nowadays. For me, it's more about the execution than the colour. No colour change would fix that mess. I wish they'd stop trying to make an innocuous design "interesting" with all this chintzy looking mix 'n' match cladding. It would look better if the design wasn't broken up with all those varying surfaces. What's with this trend? Please stop.

In 2025, city planning staff recommended rejecting the DASZ 14/2025 application to subdivide and rezone the property from R1-M (single-family) to R2 (multi-family) zoning in the Mature Communities PDO-1 area, along with the related development applications. However, the East Kildonan-Transcona Community Committee disagreed with that recommendation, and City Council ultimately approved the proposal. The approval came with a condition: the developer must enter into a zoning agreement that requires final Plan Approval before the project can proceed.
