The sign for Shoppers is now installed on the Southland Mall and is covered by a blue tarp. Southland said it will open this fall on Instagram a couple weeks ago.

Two Restrictive Covenants that come to my mind involved the Famous Players Cornwall Cinemas and the Odeon Coronet Cinemas. The covenant was that no other theatre would be able to operate in those locations. Cornwall Centre constructed a level floor (flat) where the seating once was, so that it would be available for retail (Dollarama), and the Coronet was demolished for future development (four-storey office building, which is now, or soon will be, totally converted to rental apartments. The lower two floors are currently being converted to apartments.

Restrictive covenants are very common in commercial real estate in Regina. If you are putting coffee shop or gas station in a a strip mall, you do not want the landlord allowing your direct competitor to set up next store. They are very common in grocery, pharmacy, gas, banks, coffee, liquor, etc.

As Catty said the Competition Bureau is looking at the Grocery issue and some Provinces have banned them for Grocery. The reason Harbour Landing comes up is because one developer controls all of Grasslands, which is massive. Walmart would have an exclusive on groceries, but that of course did not prevent Co-op from building over on Parliament.

The Cornwall RC would have expired with the FP lease. There just was no market for another theatre so the leveled the floor. The FP lease may have required them to pay for that.

Yeah I can understand a coffee shop not wanting a coffee shop right next door but having one grocery store in a very large area seems completely idiotic.

It must obviously be different in each country (if not each city) because in Chile (where I was originally from) they have all of the same types of business concentrated in the same area to drive up demand for that type of store. For example all the bed and mattress stores would be in the same 1-3 block area so if you are needing a new mattress you can go to a specific area to shop around and get the best deal. Similar to how in Regina (not sure about the rest of Canada) most of the car dealerships are in the Broad area near the old Sears warehouse. I believe in Chile this only applies to certain types of stores that are big ticket purchases and wouldnt apply to things like coffee shops or grocery stores. I am pretty sure Restaurants dont get these exceptions in either country as I always see them clustered in the same area.

And in fact, that method (lumping a bunch of similar businesses together) is actually proven to increase business for all of them!

Claires has clearance signs up in Southland. Company has filed bankruptcy in the US and then got sold to private equity so it might not disappear entirely.

Yeah it seems to work better for big ticket item stores like furniture and appliance stores versus stores that you can shop at daily/weekly like grocery stores and restaurants.

The Rusty Shovel landscaping shop moved from behind the north Staples out to the service road opposite the Aurora Blvd / Victoria Ave intersection. I noticed that this morning as I was riding past. They are in the old Sunbelt Rentals building, as that company built a larger building nearby and moved last month.

oh I noticed that many of them are closed up here in Vancouver. I didn't hear about the bankruptcy. I remember they used to have sales where you could buy 10 items for $10, and I ended up with 10 necklaces that I had envisioned to craft something with but they ended up in the donation bin, but the original retail price was like $15.99, so it felt like a great deal at the time haha.

The old Liquor Board on South Albert (behind the Dairy Queen and Earls) is becoming a No Frills grocery store. Kind of a weird spot, imo, considering Superstore is right across the street. The south end is saturated with grocery stores, now:



1. Co-op
2. Walmart
3. Safeway
4. Superstore
5. FreshCo
6. Save On
7. Co-op (essential foods + pharmacy)
8. No Frills

Many grocery stores are better than the ridiculous "exclusive territory" rules or whatever they are out in Harbour Landing. Walmart is all there is out there and I have no idea when that ridiculous clause ends.

Walmart is just exclusive in Grasslands. Co-op is there on Parliament

Yes that's right but I still think grocery stores should never be exclusive anywhere. That's moronic in my opinion.

You can't tell me Walmart wouldn't have built there without that exclusivity clause.

I am sure this is also why CO-OP is the only gas bar in Harbour Landing/Grasslands. The new Shell station is north of Parliament, so it is not part of Harbour Landing/Grasslands.
The early bird gets the worm (and choice locations too). The CO-OP gas bar does a great business with it's prime location. They were the second business to open out there after Walmart.

Geez, I vaguely remember when that opened. I think the anchor tenants were Dominion and Woolco at the time. Not sure what else was in there at opening.
