DP application went in for the PCI project behind South Granville Station in June

The crane on the 2538 Birch rental tower was coming down today.

Duet, (2511 Spruce, on Broadway) currently at the top (10th) floor of frame construction seems to have closed down. No obvious construction activity in the past month.

April inspection said the site might have been inactive but the last few reports didn't mention anything

This seems unfortunate for Minglian. They also engaged GBL to design their Terralux winery in West Kelowna. When I drive by to visit my in-laws I see that some concrete work has been poured, but the site has sat empty for years. Hope they don't follow in the likes of Coromandel and others.

I'm sad to have missed the Birch crane come down, but the mural looks really nice.

As for Duet, that one has been stop and go since the beginning. They have a DP in review to change the cladding materials, which may explain the current delay.

130 West Broadway is now up on Shape Your City. No mention now of Neil Denari, only Arcadis IBI, but similar to the approved rezoning, with one additional floor on each tower. Now 532 rental apartments over retail, with the privately owned public open space and second floor restaurant and childcare (to be owned by the City). Only 87 parking spaces (down from over 300 in the first rezoning).

87 packing spots is insane they will all be rented and parking will be an issue for future residents.

that said I like the usage and looks of the tower will change this area alot.

Out of 532 units, you are certainly going to have a lot more than 87 people who own a car. There is already very limited street parking. I would provide 532/2 = 266 parking spots. That's a realistic number of people that will in that building with cars.

Pretty tough market to build in. Makes sense to dramatically reduce costs by reducing parking.

Remember that by the time this is built it's going to be a few blocks from a major intersection of two SkyTrain lines. I think less people will own vehicles here than you'd think.

I live in the area and i don't own a car even if i could. It just makes no sense. The cost is completely out of proportion for what you get. Obviously a lot of people need a car but if you live around here or in downtown i really don't see the value in it. Assuming you can go to work with the skytrain, Uber or renting a car every single time you need to go somewhere else doesn't even reach 10-20% of the cost of owning a car. And between here and downtown you are already covered for pretty much all the daily-things you could need.

If you think about all that money going in your RRSP instead (imagine the compound interest on 20-30 years), really, i don't see the point.

I am not saying that people should not have the option, but definitely there are worse places where you can live without a parking spot.

Just wanted to note - the podium here is vastly improved from the rezoning. Nice to see an improved design from rezoning to DP.

Is the retail canopy made of wood, or is that gold tinted glass?

If the City wants to turn Broadway into a "Great Street", careful consideration has to be given to the retail portion of these developments.

At least the sidewalks look extra wide, to accommodate large patio spaces. These patio spaces add visual interest to the pedestrian realm. We see an example of this along West 2nd in OV. The patios there counteract the oppressive facades of the retail spaces. Actually pretty good row of restaurants along West 2nd, for a block only though.

Ok thanks.

Far better than the usual glass canopy that get all dirty looking. I would hope those metal panels are made of aluminum, otherwise they will get super hot in the summer time and radiate heat down on pedestrians.

If the City ends up allowing residential in the Mt. Pleasant industrial zone (which they probly will), this section of Broadway will become super busy. Right now it's dead all the time.

Yes. I don't care for it either. Outside a couple of sleek buildings in the CBD, Vancouver doesn't seem to do elegance very well. Take Harbour Centre, ugly and brutalist, yet a heritage building.
That example I used is to express my thoughts about the new Broadway. Here's a chance to make a stylish street, yet people seem to want to make it all as bland, boxy, and unspiring as ever.
