Pretty heavy steel and rebar wise. Wonder if he's just copying some engineered plans over to his house but not having a professional design it. Probably a recipe for headaches if so, with a below grade garage like that

He said that it's his own design and he has an engineer that reviews and stamps it. I've never seen anything quite like it, much less for a single family home.

Turns out it's not a multi-unit building but rather a single family home. There is no professional builder involved. It's being built virtually single-handedly by the owner in his spare time. He runs a business in Warman and has the ability to fabricate all of the steel at his business, so that's what he's doing. The structure is all concrete and steel, and the plastic lines cast into the walls are water lines to heat or cool the concrete, as required. The build will be a long one, as he's working on it only when he has available time. The basement level is basically a 6,000 sqft garage with mech & elect rooms, but the footprint of the occupied portion of the house is actually quite a bit smaller as becomes evident in some of the following photos. I asked him about the depressed corners closest to the road, figuring they were patios. He told me that they were areas that would be under landscaping and that anything covered with dirt get spray-foamed.

Just to keep this post from being too large, I'll post some updated photos in a new post below.
Thanks for the updates. I'm interested to see how this progresses.

Old Star Phoenix Building

Stumbled upon some early renders of a re-developed Star Phoenix site on 5th. Looks like two towers of residential, and they seem to be pushing for a grocer to lease the centre podium (courtesy CBRE).

Great find, Skeet!

Attractive renders, in my opinion!

Any word on the height of the tallest tower in these renders?

It's the latter.

Where did the renders go? Anyone have a backup? Went to the CBRE website but I couldn't seem to find them.

The new rendering for the star phoenix lot looks pretty nice and suits the area. Let's hope some grocery retail company steps up to accommodate the parcel. I wouldnt be shocked to see a Safeway or a save on foods take that location if this moves forward, seeing as most models like this are accompanied by either of those banners - especially here in BC.

I must say, visiting home in sask for the first time in 2 years really opened up my eyes to how much is going on in saskatoon, and how busy the area actually is. It's exciting to see the progress and still see proposals come in quite frequently. There's lots to look forward too for saskatoon alone.

Ill also add, even though we crap on those baydo towers downtown, they do have quite the presence in the skyline and turned out bigger than I expected.

Yeah, the buildings are undeniably ugly, but it definitely will a big booster shot of new residents for the area.

I think the whole saga of the construction project itself is more of the joke than the buildings themselves, although they do exemplify a certain strain of "ugly Canadian residential tower" (see also: Waterloo)

I've been inside 880 Broadway, Baydo's other tower. It's *fine*. Generic 21st century mediocre ticky tack. But not so bad as to warrant disdain. And again, a modicum of residential density in a city on a drip diet perpetually crying out for more.

Walked by the river today and captured a picture of our skyline, I do agree that the Baydo towers could have been nicer in terms of its design, but I'm just glad that there will be more options for me when it comes to living Downtown.

Anyway, here is an update of our skyline with Baydo's second tower already making a difference, and wow the renders looks nice, I hope its taller than the Baydo towers! 2025-08-26

The new star phoenix lot rendering looks like tower #1 is about 23-25 floors by counting , and the smaller one looks about 14-16 floors.

AllSaskatchewan reported this morning that the taller tower is 34 floors. My guess is the height is approaching 100 m.

I may be wrong, but to me it looks like they are just trying to get a lease for the existing Star Phoenix building. The proposal of towers and ground floor retail was several years ago. Unless this is an updated version, I think it may just be the lease of existing old building.

I certainly hope I am wrong!!!

AllSaskatchewan's report about the overall development vision was from earlier today and it is very much a current thing. Whether it actually ends up happening is the question.
