The Landing [1364-1370 Stittsville Main St] | 14m | 4f | U/C

Bayview Group has submitted a Site Plan Control Application to facilitate the development of a 4-storey mixed-use building on the subject property at 1364-1370 Stittsville Main Street. The mixed-use building will be comprised of a commercial unit on the ground floor along with other internal active amenities along the Stittsville Main St. frontage and 71 residential units.

The proposed development consists of a 6535.8 sq. m, four (4) storey building with a commercial unit and active amenity spaces on the ground floor facing Stittsville Main St. The three storeys above the main floor will consist of a mix of one- and two-bedroom apartments. The building supports and will contribute to an active frontage along Stittsville Main Street,

Parking for a total of 87 vehicles in conformity with zoning by-law requirements surrounds the main building and is buffered from adjoining properties and adjacent roadways with an appropriately graded and landscaped periphery including solid fencing abutting adjacent residential uses. 36 bicycle parking spaces have been provided.

Design is dismal. Parking is at least mostly on the side and back. Good street interaction. Pretty great proposal for Stittsville.

I am not sure I agree.
  • I would rather see the parking underground (though to to the side and back is better than nothing).
  • I feel the street interaction is very poor (narrow sidewalks with gardens separating them from the building).
  • Tinny tiny commercial space (about the same size, or smaller, as a 2 bedroom apartment).
The street interaction of 1531 Stittsville Main St, a couple blocks away, will be significantly better (though there is still room for improvement).

I would like to see them:
  • Remove the ground floor apartments,
  • Flip both the Fitness and Party Rooms to the side facing the parking lot (where 2 of the apartments currently are),
  • Add more commercial space where the Fitness and Party Rooms and other ground floor apartments are.
  • Improve street interaction by extending the sidewalk run along the front of the building.
  • Purchase one of the adjacent lots on Beverly and use that as vehicle access, allowing the frontage on Stittsville Main to be extended.
  • Replace the surface parking with underground parking (at least for residents).

I don't disagree. I guess I have very low expectations when it comes to Stittsville.

That said, Stittsville has seen some good new builds/proposals over the last few years compared to Orleans, Kanata and Barrhaven (though we've seen improvements with the latter two in terms of density and some ground floor retail).

If this is the starting point, I think at least some of my suggestions should be achievable. There is a large push to revitalize Stittsville Main St and make it more walkable. That isn't to say there won't be NIMBYs, but Glen Gower is doing a good job of presenting the arguments for good development.

Here is the information session. There didn't seem to be much in the way of NIMBYism, though there was a bit of concern about traffic and if there will be enough parking. The owner said that their other properties in Kanata tend to rent out 0.9 parking spaces per unit so having 1 parking space per unit should be adequate, considering how walkable the area is.

I did find it interesting that the developer is looking at having a geothermal HVAC system (aka ground source heat pump).
