For the South Pier towers I think the planned opening is 2026 but I dont think there is any more detail available on that. Really have no idea for The Pier.

Some updates on a few smaller projects around Tempe:

Developers for the 35 unit townhome community on Wildermuth near the 101 have applied for building permit, they seem to be moving fast on this one. This is on the Northside of Wildermuth where all the older single family homes are between the Nollie and Metro 101, but a couple of the properties did hold out. Specifically, the house w/ all the greenery and the house that looks like it has solar panels on top held out, so the development is being built around this.

New Development Plan Review (DPR) application for the 806 W. University Townhomes, which would consist of 11 units. This is the currently vacant parcel with access to both 7th St and University just east of Hardy.

New DPR for the potential 12 Story Marriott hotel on Novus Parcel 3DN (next to the parking garage on the SW corner of Packard Dr and Novus Pl). Its good this project is happening, I do wish that the developers would have been willing to pursue that kind of height for the residential components of Novus Phase III though!

Lastly, a new DPR for Northbend Tempe, which is the recently opened low-rise apartment complex on the SW corner of Curry and Miller in north Tempe. The construction timeline for this project was pretty slow but when they opened last year that was actually just the first phase (~300 total units). The first phase consisted of most of the Miller Rd frontage, the second phase will comprise about 350 units that will be set back further from Miller. Looks like we may see some progress on the 2nd phase soon.

Suntec Concrete posted a video of some construction glamor shots of the Astria on Twitter, as a bonus you can see the shovel ready College and 7th parcel in the background of some of the shots. Is that project officially called "The Samuel" now? Always a mouth full to have to use the street names.

Came here to post this. Good video. And yes, the signage calls College/7th the "Samuel"--assumedly for Tempe pioneer and early Mayor Samuel Brown?

I lived in Atmosphere the year it opened and remember that, Oliv and the hotel all going up around the same time and now it seems there's another similar wave that'll make that area feel even more urban Is anything planned or moving for the Mill corner? I feel like that would be the cherry on top for that street.

Back in 2019 the city approved a Planned Area Development for a project called Hilo Tempe on the hard SE corner of Mill Avenue and 7th Street, this would have encompassed what is now the empty dirt lot on that corner. At the time it was approved for 11 stories and 122 units and, crucially, 40% of those units were planned to be co-living units (aka rented by the bedroom in the style of X-Phoenix) and the city also approved a plan by the developer to age restrict the building to residents 21+ (there were lots of questions regarding the legality of this). Then obviously Covid + typical developer delays happened and the PAD has lapsed. I dont have any insider information but there have been multiple rumors about this property such as the possibility that they may try to renew the PAD to be taller (I read 14 floors/144 units or something like that at one point) or try to include the Jack in the Box property but there hasn't been any actual movement. I personally wonder whether the current council would go for a project like this or if they would want to avoid co-living spaces.

Apparently it's 'The *Samual,' with an 'A.' And they appeared to be doing piles/columns when I rode by today, so we should see both the Samual and Astria rising together.

Did anybody else see that apparently Shady Park closed? Was pretty surprising to me. I wasn't able to see their statement because they immediately deleted all of their socials and website. I have seen some people blame this on the Mirabella lawsuit fiasco but they settled out of court in March of 2023 and Shady Park was allowed to have live music again. Does anybody know if they have actually hosted live music since then? I guess this seems like a market conditions thing more than a legal thing. One question I have is what is going to happen to that parcel now? As it stands its nestled between the future 16 East University and Skye Tempe developments and there isnt really enough room to build anything substantial, would hate to see the space go underused. Is it possible that either one of these devs takes over the space and increases the size of their development? I really have no idea.

Looks like the west city hall parking lot is being cleared for the Harry Walker house. I am a little confused because there were some social media posts implying that the small building that was on this lot would become a Novel Ice Cream, but that building has now been demolished. I am curious to see if they place the house close to the sidewalk or with a larger setback. Currently only a portion of the lot has been cleared, I am hoping they get rid of it entirely as city hall has a parking garage to the east and this surface lot seems obsolete.

The building they demolished is the one that used to have an ATM for Arizona Financial correct? Its cool that they are replacing a surface lot with the Walker House. Does the remaining half of that surface parking lot serve as employee parking for the adjacent businesses on Mill?

Correct, it was the small ATM building. Its possible that the businesses on Mill use that lot. As far as I know it is a standard pay-by-plate lot.

Are there any updated plans for the site on the Southeast corner of Mill Avenue and E 7th Street? I recall a mention that that site was to be merged with the Jack in the Box site for a larger development.

It's interesting that the coverage focuses so much on EDM and the Mirabella lawsuit but doesn't even mention the place's dual role as a ramen and sushi restaurant. The pizza mentioned in the article was 86ed years ago. My family and I went there many times, but only as a place to eat. I don't think I was ever there after 9 PM, when it apparently became a completely different place.
