Proposed subdivision could see a spring start on Westmoreland

The existing building is a really cool old mansion converted to multi-unit. The new building will be along Westmoreland on the new lot.

Saint John remains on track for record-breaking development year.

Quote:
"Saint John is on track for a milestone year when it comes to development, members of the city’s growth committee heard this week.

Kevin Molnar, manager of customer service and operations, gave an overview of development numbers from January to July.

“The first seven months of 2025 represent the strongest start to a year we’ve ever recorded in Saint John,” said Molnar.

“The value of construction of projects has reached $254.1 million, over three times our five-year average of $77.9 million.”

Two new schools — one in the north end and one in the south end — account for around $100 million of that total.

But Molnar said even if you take those out of the equation, development activity is still the highest on record for the first seven months of any year.

“This shows our growth is broad-based and diversified, not dependent on any one project or sector. The strong start is being driven by activity across all sectors, institutional, residential, commercial, and industrial,” he added.

In total, the city received 439 building permits during the first seven months of this year, slightly higher than the five-year average of 421 permits.

Molnar said 276 new residential units have come online so far this year, and more than 450 others are either under construction or nearing completion.

“We also have 16 additional developments in the pipeline, which together propose over 1,050 new residential units,” he said.

With several large projects still to be permitted, Molnar said they expect this momentum to continue well into the final few months of the year".

Good, hopefully they’ll announce what these two $1b projects are to pump even more confidence into the city.

That was relatively quick following the city’s approval. This feels like it has real momentum behind it.

In the growth committee meeting this past week they touched on the edge of the topic without getting into specifics. It sounded as if several projects were far along the pipeline.

The parts I found interesting was they said Saint John is a very competitive location for data centres which lines up with previous information and that Saint John could be a good location for green methanol as we have a source of what’s known as biogenic co2, which I assume is a byproduct of the pulp and paper mill. They also touched on food processing again and I still think they are trying to get some sort of potato processing.

There were rumours that McCain would be an Americold customer. I figured product would come from up river and be flash frozen at port. But maybe they want production closer to the port to be flash frozen. I assume it would be potato products for export market.

I have heard that the data center will be an AI facility requiring a significant power supply. Perhaps that's were the methanol comes in as it can be used in a gas fired generation plant?

I've often admired that old house. It must have been a very grand residence at one point. Anybody know it's history? Maybe connected to a shipbuilding family in Marsh Creek/Courtney Bay?

Like Coleson Cove? Would certainly be good to see it transition away from oil as its fuel source.

Not sure but I got the impression it was some kind of new tech pocket sized plant.....something like a gas fired version of a SMR. maybe solely dedicated to the AI facility.
