That’s definitely a weird location, but it would also be a great addition. More of our neighborhoods could use something like that, especially if it had a coffee shop on the ground floor, people in the neighborhood could walk there. A bit of a local hangout.

Taste of Homeland, an international grocery store currently located on Mountain Road, plans to relocate to the former McBun's at the foot of Shediac Road.

More space and a decent parking lot. This will be a good move for them. Apparently they are quite popular, and were ripe for expansion.

I watched the Moncton City Council session that dealt with this on YouTube.

It was mentioned during deliberations that historically there was a convenience store on this property perhaps 25 or more years ago. Some of the council members remembered this.

This is curious since NIMBY forces are beginning to mount against this proposal. I guess the enraged citizenry responsible for the campaign must have moved into the neighbourhood after the original convenience store closed and was demolished.

Personally, I consider corner stores a major convenience for residential neighbourhoods. If I had a corner store within a 10 minute walk of my house, I know I would use it. Sometimes I just don'y feel like getting into a car and taking a drive to get a carton of milk.

Application proposal for rezoning of 215 McLaughlin (and 138 Redmond) to allow for construction of a new specialty (ethnic) grocery store.

The area of Caledonia/TCH and Elmwood is slowly losing homes. Another vacant lot has appeared there. What would be a good fit for the area if the remaining residential properties were to become for sale? How far back could those parcels go?

The next two toward Elmwood back on to the "recar" store.

Two parcels north of Recar is a 3 acre lot that backs onto the three parcels and fire station property.

If the remaining residential and the Recar business were bought up, it would offer quite a nice size piece of highly visible real estate.

The area can get quite congested at peak traffic times, so would be ideal to see whatever would go there, use the existing interchange with Granite.

The four unit strip under construction at the Elmwood Plaza may have found their last two tenants.

Both Mary Brown's Chicken and Cannabis NB are confirmed.

Well placed rumours suggest the final two lessees will be Osmow's Shawarma and Flameo (health food QSR like Harvest Clean Eats).

The area marked in red below off Elmwood has had a lot of earth moving equipment working lately

This is where a developer was approved to build unspecified number of houses on 39 acres on the east side of Elmwood near Castleton Drive.

They have been approved for phase 1. It was in the PAC meeting minutes last month or maybe 2 months ago.

There are now some posters in the window of the CRU next to Nancy Nails at the Sobeys plaza on Elmwood for Pita Land.

Are we finally going to see some movement on this long anticipated franchise???

The city plans to build a new east-west connector in the Humphreys Brook area extending from Durelle Street to Harrisville Boulevard next year.

I wonder if they plan to widen Harrisville Blvd at the same time? They will at least need to add in turning lanes, and possibly signalize the intersection.

There are long term plans to redo Harrisville Blvd and bring it up to the same standard as Dieppe Blvd. Might as well start now!!!

Taste of Homeland an eastern European and kosher grocery store opens their new relocated store at 122 Shediac Road (old McBuns) this weekend.

Two items of note for this month's upcoming PAC meeting, both dealing with the Humphrey Brook neighbourhood:

The property is zoned R3 (Multi Unit Dwellings) and requires the following applications:

Conditional Use Application
a. To permit more than two buildings on the same lot in the R3 zone.
Quote:
The City of Moncton has received a request for a Conditional Use Application for property located on O’Neill Street, Moncton, to permit six rowhouse buildings on the lot, for a total of 35 residential units (PID 70504832).

The property is zoned RM (Residential Mix Zone)
So, two projects, totalling 107 units to be built in relation to the connector the city is planning to construct next year, that will connect the Humphrey Brook neighbourhood to Harrisville Blvd.

No renders or site plans were included with the documentation.

On/Off ramps to the TCH would be the province's responsibility. So the city has no real control over when/if they are made.

But you would think if something was in the works, the City's municipal plan would reflect/hint at them.
