^Yes, if you look closely in the rendering you can see three sets of windows in each column section. So if theses are up-to-date, 31 floors still appears to be correct. And the lot is tiny. Should have a nice impact!

If we can get this with one building downtown, what's the justification for the low quality designs of so many projects in Midtown?

I don't buy the "Midtown land prices are so much higher than Downtown" argument when the rents in Midtown are higher than Downtown as well

FAR might be a factor as well. By definition, it forces less efficient land use (descriptive, not normative). This doesn't directly dictate good or bad design, but it does preclude some designs, and it does prevent the full realization of cost savings from building tall on a smaller plot of land, ultimately making things more extensive than they "need" to be. Presumably, the latter is already captured by discounted land cost, but if land is still more expensive in midtown, then maybe not.

I still don't understand why there's *any* limit based on FAR in Midtown or Downtown. FAR only makes sense in a suburban setting. It seems like requiring active ground level use, setbacks above a certain height, shielding of decks, and other design requirements would cover the bases.

Also, ICYMI, Austin now has a tower under construction that will top the BoA tower— by exactly one foot. Tell me you're trying too hard without tell me you're trying too hard.

I was definitely thinking Cheetah lot when I saw that rendering. What's confusing is on the urbanize article that that rendering is from there was a correction made that says Hub Cypress is not moving forward as planed. The project will be moving to another site in midtown so maybe the Cheetah parking lot??

Oh, that image must be right then. If that's true then the real news is that Cheetah is willing to sell! They've been resisting it for years.

It could also be 901 West Peachtree, where that Cousins office project fell through ... hard to tell with that AI slop.

It isn't that complicated, with the partnership Hub is doing multiple phases where they are pivoting to instead do the Cheetah property as the first phase and doing the medical building as a later phase. There was no physical/logical way that two phases of buildings could fit on that parking lot across from Ecco. It doesn't look like AI to me, that view lines up perfectly with Spring street at Abercrombie, and that static noise everywhere is tell-tale sign of ray tracing that didn't have enough cycles to properly bake and so not all pixels got proper final color from rays.

That is 100% AI. Everything in the environment is a garbled mess. There's a disembodied pair of legs walking by the building entrance

Those aren't legs that is one of those flipboard signs that the coffee shop always puts out for saying they are open. I literally walk this area on regular basis. The render exactly matches the view here.

Yea I don't know about that GeorgiaPeanuts. The mangled bike and warped bike rack (the positions are switched too) plus the silhouette looks like the legs if you look at the streetview from directly in front of the the Whistler. Plus the Hub sign (which is a few blocks down on Peachtree Pl.) The H on the top is also kind of in the style of the one on the Hub except in a shield. The cars are also a bit off as well as the planters/trees. All of these things point to AI generation.

Which also means this is definitely the Cheetah lot
