Per urbanplanet, this has started to go vertical! Construction has started on the foundation, and we have our first vertical rebar being placed.

We got a fresh look at Oracle's planned campus on the north end of Nashville's East Bank. The campus will be located along Cowan street. The current conditions are shown here on Google Maps.

This is replacing what was previously old industrial land. There looks to be extensive engineering of most of that land, with ponds along the river that the campus fronts. The campus will include a Nobu Hotel and Restaurant, and a pedestrian bridge connecting the campus to Germantown and the newly opened Neuhoff development.

No groundbreaking date was set, but there have been some preliminary permits applied for related to getting the site ready for the development.

This is about a half-mile downstream (Cumberland River) and to the north on the opposite side of the river from downtown. Downtown has been spreading out to the north, south and espeically to the west. Now it is jumping the river to the east. Already there is $2.5 billion in construction underway on the east bank. This campus will add another $1.2 billion. There will be a new ped/bike bridge across the river to the Neuhoff complex in Germantown. Will be an amazing component to this growing city.

I like it! Sure, it's an office park, but there is definitely a heavy emphasis on the PARK portion of that equation in this development. Besides, it's basically replacing light industry so anything would be sizable upgrade. I really hope they don't back out on the pedestrian bridge portion of this. An East Bank connection of any kind would be huge for Germantown.

It looks as if it has been a couple of months since anyone has posted so here is a bit of an update.

Looks as if a new Ritz Carlton is in the works for the old Braid Electric building at 12th & Demonbreun. From what I have heard it will be very tall and cutting edge with about a 910k sq. ft. building. I think it may start as soon as this next year.

A Trump hotel may also be in the works as paperwork has been filed by the company.

Another new hotel of around 700 rooms looks to be the newest building proposed for the Nashville Yards site. It would be the second largest hotel downtown but not the largest in Nashville as that still goes to Opryland with over 3000 rooms. Could this be the Trump Hotel?

TPAC & Metro have come to an understanding regarding the new facility to be located on the East Bank. the project will be around 600 million dollars.

Two more 300' plus buildings should start before the end of the year joining 5 that are currently under construction ranging from 325 to 650 feet.

A timeline has been released for the next two high-rise buildings to go next to the new Titans stadium. The market rate residential and a new hotel should start by this time next year or the start of 27. The hotel brand should be announced soon.

Simon Property Companies and AJ Capitol have put forth more planes for the new mixed use project in Williamson County at 65 & 840.

Nate Bargatze is moving forward with plans for an amusement park called Nateland. The feasibility study should be finished d for the 10 acre park by then end of the first quarter and investors will then be looked for. Storyville Gardens has also said they are still moving froward with their plans for the project as well. Storyland Studios is contracting to do both parks.

Other projects that may start in 2026 include the 319 Peabody, The St Regis Hotel, The Autograph Hotel, all between 400 and 650 feet depending on the hotel. Vanderbilt is also seemingly moving forward with the Innovation Campus on the west end of the campus and should be around 40 acres.

Thoughts are the Hines project on Broadway at the West End split are on hold for the longterm. No word on when Mid City is set to start.

The East Bank is in store for a flurry of activity in the coming year with a lot of infrastructure and road projects to start.

New rendering of the Oracle Campus were released and construction should start soon as some permits are starting to show up.

Thanks Nashvilleron for the update. I've been in Texas for several months, but will get back to Nashville next year. There's so much going on there.

I see that the Voce has been completely funded. That's one of the 2 300+ ft. buildings you mention above. So that looks like it's moving ahead and soon. I believe the other is the Edition hotel in the Gulch and that is funded and ready to rise. So at a point in early 2026, Nashville will have 7 buildings underway between 300' and 650'.

I expect the second half of 2026 will see no fewer than a half-dozen towers get started. You have referred to them and most are hotels trying to get a foothold before an expected Super Bowl in 2030.

Lots of cranes will be flying over Nashville in about 6-9 months.

Perhaps it's a silly drum for me to beat, I'll admit, but as I've stated before, hotels can't just declare themselves "five star hotels," especially when they don't yet even exist. It'd be like a restaurant just giving themselves a Michelin star, or an actor just declaring themselves an Oscar winner. There is a system in place for determing these things. I'm not even saying those distinctions are really even necessarily all that important, but I do think it's worth noting.

In any case, not squaking at you specifically MidTenn as I know it's simply a trend these days in the hotel industry to make these claims. Thanks a ton for putting your famous cards together for these. Merry Christmas all.

I've been in Nashville twice in the last two months. There are basically zero tower cranes in or near downtown right now, down from 20-30 for the past 5 years.

Huh? That's false.. lol. You can literally see the cranes driving through downtown. There's literally 7 towers of at least 300 feet under construction in downtown/midtown right now. One includes the Paramount tower at 750ft.

I think this is a general trend of top universities to grab more R&D at the sources (big corporations and foundations) as federal dollars are being cut.
