The top floor was added to the 1978 building in the 1988, as office space for buyers. Not long afterwards, those jobs were centralized in Seattle, and today the floor is mostly unused. It has great views over Pioneer Courthouse square and towards the river.

The biggest challenge is that the only access to the top floor is through the third floor of Nordstroom, so for it to function as a restaurant (or any other use independent of Nordstrom) the lower floors would need to be remodeled to create a separate entrance and new elevator up to the top floor.

I love this idea. Why couldn't they cut into the top floor and extend the escalators up another level?

Always glad to see leasing activity in downtown, although this is a little bittersweet, because it appears to be replacing event space The Midtown, which was a really nice use for the ground floor of one of my favorite buildings in the city.

Oregon’s largest credit union to open downtown Portland branch, offices



Oregon’s largest credit union will soon move into a 17,000-square-foot space in downtown Portland.

OnPoint Community Credit Union has signed a lease at 707 S.W. Washington St., according to a news release. The branch is slated to open by the end of the year.

The location will also include offices for the credit union’s commercial, nonprofit and small business banking teams, it said.

Portland furniture company to move showroom to historic Pearl District building



Portland furniture maker, The Joinery, is moving its downtown flagship showroom to the Pearl District in May.

The furniture store will move from its Southwest Yamhill Street showroom to the historic Graphic Arts Building at Northwest Ninth Avenue and Northwest Couch Street in May.

“While the past several years in Portland have been challenging, our love for Portland and its vibrant neighborhoods, communities and businesses has not wavered,” CEO Jon Blumenauer said in a post on LinkedIn. “We’re proud to be part of the city’s resurgence and contribute to its recovery.”

Washington Square shopping center adds new retailers



Two new brands are set to open at Washington Square mall this month.

The first is Mejuri, which will open its first Oregon location on April 18. The jeweler launched in 2015 and is known for its responsibly sourced, high-quality minimalist jewelry. The brand has more than 30 locations across the country.

Barcelona, Spain-based Mango will also open its Pacific Northwest flagship location inside the mall June 6. The brand opened its first Oregon location at Pioneer Place shopping center in downtown Portland on April 1.

The expansion is part of the brand’s strategy to open more than 20 locations across the U.S. to solidify its presence in both urban and suburban markets.

Two mall tenants will also undergo major renovations throughout the summer.

Champs Sports has temporarily closed its storefront until July 1 to upgrade its location. Foot locker is also expanding and redesigning its current footprint. The store will relocate to a temporary location near Nordstrom on May 1 while its current location is renovated. It will move back in late August with an enhanced layout and footprint.

The applicant is from St Louis-based Arcvision, who do a lot of retail work.

Next Level Burger on W Burnside is closing due to “security concerns” in the surrounding area. That entire strip mall is now vacant. Would be nice to see that lot redeveloped into housing as the strip mall has always been out of place. Would also be nice to see some of these “security concerns” addressed.

Wow that’s great to hear, can’t believe how long it’s been vacant in such a prime location. But it is a huge space, and the restaurant industry just doesn’t seem to support places like a sprawling Henry’s these days. It’ll be interesting to see what turns up there.

Last I saw going down Burnside, the Chipotle across the street is also shuttered. Seems like another lot in a prime position for something bigger.

Shame the carwash next door was recently redone, combining those two lots would almost yield a full downtown block to work with.

I'm very interested in what the long term future of Eastport Plaza is, now that it's under new local ownership and anchored by Hồng Phát... but for now, I'm glad to see that the former Joann's Fabrics box didn't stay vacant for long.

Discount department store is moving into SE Portland shopping center



A popular discount department store is opening its second Portland location this week.

Marshalls, an off-price retailer that sells brand-name clothes and homeware, will open Thursday at 3900 S.E. 82nd Ave.. The store will be a major addition to Southeast Portland’s Eastport Plaza, which is anchored by Asian grocery store Hồng Phát Supercenter.

Brandon Wang, Hồng Phát’s founder and CEO, and his longtime business partner Hoang Nguyen acquired the Jade District shopping center for $28 million last year. The plaza currently includes a Cinemark movie theater, LA Fitness and Ross.

Marshalls is the first major tenant to join Eastport Plaza since the sale.

Oh, thanks for the find on the REI space! I had been trying to figure out what the results of the auction were. I'm so curious who it will be. Gran Prixe Motors would make sense given their extensive Porsche collection and their current space by Lincoln HS is terrible logistically.

If you haven't checked out the Porsche studio in the pearl, it is definitely worth a stop if in the neighborhood. Even if you are not a car person, they did a beautiful job with the space. The upstairs event space is also really slick.

37,849-sq.-ft. Pearl District retail space sold



The former REI space in the Pearl District has new owners after being auctioned off at the end of April.

The space at 1405 N.W. Johnson St. sold to Macadam Investments, LLC, for $6.65 million, according to a deed filed for the property. Public records show Macadam Investments, LLC, is an entity of family-owned and operated car dealership, Grand Prix Motors.

The space previously housed Portland’s only REI until February 2024. The two-story, 37,849-square-foot commercial space and 226 covered parking spaces were part of an 11-story mixed-use building.

Also, something is coming to the former Oba space at NW 12th & Hoyt. It was meant to reopen as a new home for Jimmy Mak's, however that didn't happen. In 2022 the building sold to an LLC controlled by chef Brian Malarkey, who has restaurants in San Diego and Bend. There's now a revision to the 2019 permit under review:

New luxury jeweler opens in downtown Portland



Luxury jewelry boutique David Yurman has opened in Pioneer Place shopping center in downtown Portland.

Founded by David and Sybil Yurman in 1980, the company crafts high-end necklaces, bracelets, chains and other jewelry for women and men. It has more than 50 retail locations in the U.S. and counts actor Michael B. Jordan and former Trail Blazer Carmelo Anthony as endorsers.

At Pioneer Place, the boutique joins other bold-letter luxury names like Gucci, Louis Vuitton and Tiffany & Co. Its new location opened Aug. 7.
